Do Lenders Require Home Inspection for Mortgage Approval?

Lenders usually don’t require a home inspection because the home appraisal tells them what they need to know.

The appraisal tells the lender a home’s market value. In other words, if they had to take possession of the home and sell it because you stopped making your payments, would they make enough money? That’s what lenders care about.

This, however, doesn’t mean you shouldn’t get an inspection.

What does this mean?
Loans that used to be considered “jumbo” at $647,000 purchase price are now in the conventional conforming category.

Money isn’t everything, but everything needs money! Have you thought about your down payment?

🔸An ideal down payment in the eyes of a lender is 20% of the home’s purchase price.
🔸By putting down 20%, you don’t have to pay private mortgage insurance (PMI)

Putting 20% down can also make you a more attractive borrower.

But depending on the price of the home, 20% could be out of reach. In fact, most first-time homebuyers put down less than 10%. FHA loans allow down payments as low as 3.5%. Some VA loans allow for no down payment at all.

Here is another mortgage myth I am going to debunk once and for all 💪💪

⛔ Myth: If your credit score is low, you should not even try to get a mortgage

✔️ Reality: Millions of potential buyers assume they will not be approved for a mortgage even though many could qualify on the basis of their credit score.

It’s best to discuss your current financial situation with an experienced Lender ( That’s me!) who can help establish a strategy to repair or strengthen your credit score before applying for a loan.

I recommend that you explore your home financing options early, and start building a personal team of experts on your side. 🧔👩‍🦳👨‍🙋

Let’s set the record straight by debunking yet another mortgage myth once and for all.💪💪

⛔ Myth: If you owe a lot of student loan debt, there is no way you can get a mortgage.
✔️Reality: Having a lot of student loan debt doesn’t automatically disqualify you from getting a mortgage. The key factor is not necessarily the size of your loan, but the amount of your total monthly debt payments compared to your monthly income. This is called DTI. 🧑‍🎓

The bottom line? Strategy! 📈📈 Explore your home financing options early, and start building a personal team of experts on your side. 🧔👩‍🦳👨‍🙋

An appraisal gap is a difference between the fair market value determined by the appraiser and the amount you agreed to pay for the home. 🤔 It’s essential to protect yourself going into the contract and to have a plan on how to proceed should the appraisal come in lower. 💢

To make your home buying experience smooth, here’s what I recommend:

✔️ Know your finances
Get your financial picture in order before applying for a mortgage. Remember, it helps to get pre-approved

✔️ Stay on budget
I recommend adopting the 28/36 rule. For example, your monthly housing expenses should not exceed 28% of your gross monthly income, while all your monthly expenses such as housing costs, car payments, etc should not exceed 36% of your gross monthly income.

Quick Mortgage Market Update‼️

Sales will be down but not out as the ongoing inventory problems will help with demand. New home availability is improving; the number of lots being acquired and developed is rising and new homes for sale in December were at their highest since 2008. The limiting factor for new home sales is a matter of how quickly builders can work through supply chain and labor problems but Fannie expects new home construction will remain strong both in absolute terms and relative to existing home sales. They now expect new home sales for 2022 to be 15.4 percent higher than the 2021 total, helping to offset some of the existing shortage of pre-owned homes and thus aid affordability. 🏡
