I hope this message finds you well. I wanted to provide some feedback regarding the recent property showing in Summerdale, Alabama.
I was unaware that the property was listed, and it was embarrassing that my client had to inform me of their find on Realtor.com. As a professional, I rely on the Baldwin MLS, where I am a member and which covers my service area. I think taking on a listing outside your primary area is unprofessional without including it in the appropriate MLS. This practice does a disservice to your client and creates unnecessary obstacles for other agents.
It is concerning that agents like myself, who rely on the Baldwin MLS, are unaware of such listings. Clients are left in the dark; agents must run in circles to locate your listings. Furthermore, reducing the commission for cooperating agents adds to the frustration and leaves a bad taste in our industry. Cutting corners and not adhering to standard practices contribute to the negative perception of our profession.
Your actions may be in violation of the National Association of Realtors (NAR) Code of Ethics, specifically Article 3, which emphasizes the ethical duty to cooperate with other brokers in the client's best interest. By not listing in the local MLS and not providing the necessary information, you are hindering cooperation and potentially not acting in your client's best interest.
In my opinion, it would be in your client's best interest to refer such listings to a Baldwin County agent who can provide the proper service or join the Baldwin MLS and ensure the listing is included in the Baldwin MLS. This would benefit your client and maintain the integrity and professionalism of our industry. I understand you may have reasons for your actions, but professionalism and client service should always come first.
