‼️‼️REAL ESTATE INDUSTRY POLICY CHANGES ‼️‼️

PLEASE READ 👀

Effective immediately, the National Association of REALTORS® and its members must implement the following changes:

👉🏻 BUYERS: You are required to have a signed Agreement with your Buyers Representation (REALTOR®️) prior to viewing property. This is particularly important if you are interested in new construction. Most builders are now requiring these Agreements be presented upon your first visit to a welcome center or model home. In many cases, if you are unable to present this document during your first visit, the builder will not allow you to be represented. I strongly encourage you to have a REALTOR®️ represent you during your new construction journey! You don’t get a better “deal” if you’re unrepresented! These big production builders know their data and budget appropriately because they know X% of buyers will be represented. Next, the incredible majority of Site Agents or New Home Counselors have a fiduciary duty to look out for the builder… Their employer. As often as they want to refer to you as their customer or client, you’re not. Lastly, why not have an unbiased set of eyes and experience to consult you on your different scenarios and decisions!?!

👉🏻 SELLERS: Listings no longer display the Buyers Agent compensation on the MLS. There has been a lot of incorrect information shared by the media (Shocker 🙄) saying sellers no longer “Have to” compensate buyers agents. Well, sellers never had to! That’s why there is FSBO🤷🏻‍♂️ And the amount has always been negotiable, that’s why the compensation portion of the Listing Agreement is fill-in-the-blank! I will be encouraging all of my selling customers to compensate buyers agents at a competitive rate, as I always have.

My honest, personal opinion, is these changes are not going to be easy to implement, especially for those of us who have been in the business for 10+ years; but I do strongly believe these changes will very positively effect the quality of our industry, and bring an increased level of professionalism where it may have been lacking.

Please let me know any questions, comments, concerns, and/ or feedback! Laura and I are going to do our best to implement these changes, but we aren’t perfect. I anticipate a lot of trial and error over the next few months as the entire industry acclimates and adjusts.
