Watson Sloane welcomes Kristopher E. Fernandez, a Tampa native that returned to Tampa to practice law after having served in the U.S. Navy Judge Advocate General’s Corp for four years. He graduated from the University of Florida College of Law and is a Florida Bar Board Certified Real Estate Attorney. He brings a wealth of experience from his distinguished career practicing law since 1986. His practice areas include residential and commercial real estate transactions, title insurance litigation, mortgage foreclosure lawsuits, landlord-tenant cases, estate planning, and probate representation.

Did You Know?

Effective December 1, 2023, the State of Florida’s sales tax rate on commercial real property lease payments will be reduced from 5.5% to 4.5% for payments received for occupancy periods beginning on or after December 1, 2023.

The new law does not apply to the local discretionary sales surtax imposed by many Florida counties.

Did You Know?

It has been a busy legislative season for the real estate industry. There are several bills of interest to our industry that have recently passed. The changes directly impact title agents, purchasers, contractors and the construction industry in Florida.

1. Effective January 1, 2024, the post office address of each witness will be required on all recorded conveyance instruments.

2. F.S. 713.132 has been modified to provide that a notice of termination may be recorded at any time after all lienors have been paid in full or pro rata in accordance with F.S. 713.06(4).

3. 713.132(5) was also amended and recognizes that lienors not-in-privity with the owner have up to 45 days after starting work to serve a notice to owner, notwithstanding the filing of the Notice of Termination prior to the expiration of the 45-day filing period.

4. SB 264 was signed into law on May 8, 2023, and prohibits foreign principals associated with foreign countries of concern from acquiring certain real property in the State of Florida.
