Jobs have been added continuously since the lifting of the lockdown, but the latest monthly net gain of 209,000 is the smallest in 2.5 years. There are 3.9 million more Americans receiving payroll checks now compared to the pre-pandemic highs of early 2020.

The unemployment rate is still tight at 3.6%, but wage growth is moderating. Wages are no longer rising in the 5-6% range but at 4.35% in June. Workers’ standard of living, however, is rising for the first time in two years, even with lower wage gains because consumer price inflation is a bit lower.

The weaker job market combined with decelerating wage growth and calming consumer price inflation are clear indications for the Federal Reserve to stop raising interest rates.

The American dream of homeownership has been a challenge for younger adults. High mortgage rates, along with the lack of housing inventory, have been the main hindrance. More effort should be directed toward raising the housing supply by focusing on worker training in homebuilding and lessening barriers to construction so that once interest rates decline, there will not be a resurgence of rapid home price growth.

Mortgage rates hit new high for the year.

The average 30-year fixed mortgage rate hit 6.81% this week, a new high for the year and a 1.5% leap from a year ago, according to Freddie Mac. Consistently high mortgage rates are another consequence of persistent inflation. The high rates are also keeping a lid on the real-estate market as would-be buyers stay put. Realtor.com data shows a large majority of home shoppers feel "locked in" by their current mortgage rate, leading to a reduction in both mortgage applications and new homes hitting the market.

In the media affordable housing is being discussed a lot and depending on one's political leaning that can mean anything from putting cheap housing in nice areas or producing homes more people can afford.

The is affordable housing in the greater KC area and as an example, I would point out Buchanan County as being an area with what most people would consider affordable housing.

Look at the information below and then tell me why the idea directly below would not be somewhat effective.

We need more inventory of existing homes quickly. Provide financial incentives for mom-and-pop real estate investors to unload with lower capital gains tax.

Newly constructed home sales are up 20% from one year in May and already above pre-pandemic activity of 2019.
Existing home sales have been running at 20% below one year ago.
Why? Check out the inventory comparison.
We need more inventory of existing homes quickly. Provide financial incentives for mom-and-pop real estate investors to unload with lower capital gains tax.
