What’s off market?

There are many transactions that I close that I may not be able to discuss or celebrate because of signing non-disclosures, ect. & Many of them happen to be off market transactions. What does being Off Market mean? It means that your property is not listed on the MLS or third party sites for sale, and it’s also not advertised by for sale by owner. I represent professionally the same way, but have to sell the home via word-of-mouth, network and connections. I recently had a seller come to me who had been hesitant on selling this property because it’s near and deer to him for personal reasons. But being caught up in work, and traveling he knew he was stretched thin to find the time to “get it to where it needed to be” to go live on market. I took the reins and I said give me a week to try Off Market while you decide which direction you want to go. So I spent the day spreading the word, calculating the ARV(after renovation value), and got him an offer by the next morning. If all goes well, we will celebrate his closing in less than a 2 week contract to close.
