There is a lot of confusion going on in the real estate industry. Due to a law suite that the National Association of Realtors SETTLED (agents and brokers I know do not think the should have settled) there are new rules working with buyers and sellers. The seller has to agree to the listing commission. WELL that's nothing new. The difference is now is they must agree to pay the buyers agent commission! Buyers agents have always been paid , but from the listing agent commission. It's funny that so many buyers sellers and realtors are freaking out. Essentially the only thing that changed is the process! More paperwork! Different paperwork! If you are a buyer and want to see a home now, legally you have to sign an agreement with the buyers agent BEFORE they can show the home. Please understand that we have no choice in this. Don't think you can just call another realtor and they won't make you sign an agreement! They will. Also the real estate commission is sending out "testers" to make sure we are compliant! Be careful what you sign. You may be agreeing to pay your buyers agent! I can tell you that you will never pay me to represent you.I will negotiate for the seller to pay our commission as they have always done! This new law started Monday of this week. We have 3 new contracts and the sellers are paying our commission! As always. The media is sensalizing this and putting the wrong spin on it. It's my opinion that it's business as usual with a different procedure and additional paperwork! But the end result will be as it always has been! This is really simple. You can spot a rip current. Unfortunately, it's where it looks easiest and safest to enter the sea. This is because the rip current is looping around and pulling back OUT. Hence no waves rolling IN. NEVER ENTER THE SEA HERE. If you are already in the sea and get caught in a rip current (you'll know because you will suddenly be moved from your location and it will be impossible to swim against it) don't panic. Swim ACROSS, not against the rip current. For example, rather than trying to swim to shore while being pushed out, swim parallel to the beach and you will be able to get out. Then you can swim ashore. Please educate friends or family visiting the beaches this summer. Stay safe 🙏
