K-town mixed-use housing design refinement
Just love how this came out. Thanks for taking our drawings to reality.
For over 3.5 years, through the peak of a pandemic, we nursed this project through all its phases, providing tireless Construction Administration support, and today it officially passed its final city inspection. 🎉
Excited to see the cladding progress…

Capping off a very productive year. Looking forward to a new year with new creative energy and new opportunities. Here are a few exciting 2022 project highlights: (Pics 1 & 2) - Our first “Covid baby,” a single family residential project that consisted of a main house with a preserved centenarian Spanish Bungalow street-front identity and an accessory building with 2-car garage, home office, and a lower level ADU program that we started and took through plan check all within the challenges of the pandemic; (Pic 3) - We met a demanding deadline and submitted a 5-unit multi-family project in the City of Pasadena for plan check to avert 2023 code changes; (Pic 4)- We received unanimous Pomona City Counsel approval for a 5-unit multi-family project that took advantage of SB330 for streamlining housing production in the state and received up zoning and density bonus benefits; (Pic 5) - Our C House project topped out in September and is now full speed ahead to close out construction in 2023.
Wishing everyone a productive and inspiration filled new year!
Topping out C House on a beautiful Los Angeles morning. This has been long awaited and it’s super exciting we reached this milestone today. Many thanks to our SE partner-in-crime, CW Howe () for their tireless efforts and support.
Small kitchen with a big attitude. Love how this turned out…
Super excited to have this 5 unit in the City of Pomona clear the Department of Public Works review, the last in a series of planning review hurdles.
Slow evolution, our K-Town mixed use proposal with a combined 178 studio, 1 & 2 bedroom units, 5,000 sq. ft. retail, 17 public parking, 6 guest parking, 133 resident parking and 630 sq. ft. of bike parking.
Great milestone reached, last set of walls poured, roof next…

On this 20th anniversary of 9/11 and in honor of the passengers and crew members of Flight 93 we share our entry to the Flight 93 National Memorial Design Competition from 2005. From the memorial entry plaza, visitors enter between two native Sandstone walls of the visitor center with the engraved inscription “A Common Field One Day. A Field of Honor Forever.” - a quote by Los Angeles Fire Captain Stephen Ruda. The stone walls form a gateway that sets the visitors on a foot path following the flight path of Flight 93 before crashing into the field towards the actual crash site where the 40 buried victims is memorialized in an earth mount. The mount encloses a space of repose with native Sandstone lined walls. In the center of this space is an internal flame rising from a pool reflecting the sky and the names of the passengers and crew inscribed in polished black granite in a ring to symbolize their unity. The internal space of the memorial is closed to the public except for the family members of the fallen. Directional references from within this space are made on the circular Sandstone wall to the WTC & the Pentagon Memorials. Visitors can view the memorial from a lookout as an earth mount crowned with the tops of 40 native white flowering Dogwood trees with interlocking branches also forming a ring. The larger masterplan of the memorial site included a number of lookouts and other points of interest such as the site of the temporary memorial, original recovery and staging area in order to preserve and convey the history of the event and place.
