The market changes, shifts, corrects, rebalances…call it what you want, the bottom line is that today’s real estate market is seeing less of a demand from buyers, due in part to the rising interest rates. The good news is that home values are still appreciating just at a slower rate than what they saw last year.

The most successful real estate agents are not immune to pricing failures.
Today, I wanted to share my own pricing challenges from the past years and the foolproof strategy I’ve learned to get pricing a home just right.
👉The market is constantly changing and as values evolve, so must the home pricing. That’s why I price homes using the Goldilocks principle. This is based on the premise that something is just right, in this case the list price. The list price must be a number that falls within a certain range, not too high or not too low.
This strategy is based on the principle used in the children’s story, “Goldilocks & The Three Bears”.
Pricing a home too high will lower demand and turn off buyers.
Pricing a home too low may leave money on the table.
When you get the list price just right, it’ll drive up demand and increase the price.
