The resale market is cooling as supply continues to climb while demand remains subdued due to high interest rates.… most cities are in a balanced or full-blown buyers market. Supply is up 44% over last year and has reached a level similar to pre-pandemic 2017 to 2019. Supply still 27% below normal, but it is balanced out by a demand that is also 20% below normal…….

In the month of April there were 6,054 closings with an average price per square foot of $305.90, just below the ALL-TIME HIGH of $306.39 set in June 2022. 😳 … That was followed by a 14% correction DOWN to $263.83 in January 2023. ⏬🔻💣 ….
