I cannot help you purchase a home if I don’t know you’re looking.

Even if there’s a small thought in your mind about making a move please let me know so I can help you be prepared.

This week I have gotten 3 calls from past clients that wanted to see a home that was just listed.

I also had several people reach out to me to see my new listing that just went live on Friday. I will be a dual agent but I will not get into a contemporaneous offer, which is representing more than one buyer on the same property. It breaks my heart to tell people that I cannot accommodate their showing request so please talk to me about your home needs ahead of time.

None of the clients above had their preapproval in place or were aware of how competitive things are right now.

Our policy for buyers is that they must have a preapproval in place before we show them a home and we also prefer to have a buyers consultation first.

If you are thinking of buying, even if it is months down the road please let us know so we can have a consultation to educate you about the market and sort out your wants/needs ahead of time.

Also, did you know that you can list your home for sale and make it contingent on you finding another within a certain timeframe? The market right now does not support contingencies so this is a great option for those that are required to sell first.

Lastly, I am so much more willing to drop what I’m doing and show you a home last minute if the perfect one pops up and I know you’ve already selected me as your agent and we’ve got a plan in place! That is so much easier on everyone involved versus me finding out that you’re looking for a new home simply because the perfect one just hit the market. We’re currently in an inventory crisis so if it’s perfect for you it’s probably perfect for many others as well!

I’ve never seen so much interest on a property before and that tells me that the Midwestern “shouse” is where it’s at!

This is still a newer trend in our area. It seems like everyone is seeking something similar but they just don’t come up often! 💎

We were able to allow for three days of showings and negotiations but not every agent operates the same. I like to do this because I feel like it is a win-win for everyone:

Sellers don’t have to feel forced to make a decision on the first day with the first offer.

Buyers have a little more time to view the property and draft a strategic offer.

Agents don’t have to give up family time and can select a day/time that is more convenient.

Even with those three days many people were a day late and a dollar short due to lack of preparation.

The top two ways to be prepared:

HIRE AN AGENT-I can’t help you find something if I don’t know you’re looking!

HAVE YOUR PREAPPROVAL READY-what happens when the perfect thing hits the market but you have a busy work day and can’t call your bank or it’s a weekend and your lender isn’t available??
