There hasn't been significant rain in over 3 weeks & the ground is hard and dry, When the rain hits, it will have no where to go, and will work its way down your foundation wall to your basement.
In the next couple of days, you should do a quick check to insure that your pump is working properly. Fill a couple of 5 gallon buckets with water and dump it in the pit. If the pump turns on, you are all set, if not check the electric, the float switch and make sure there is nothing preventing its movement.

With a proper freeze guard installed and your discharge pipe underground (below frostline) we can take the worry out of your next winter, make the grass easier to mow and keep anyone from tripping and breaking your discharge line. Additionally, a frozen discharge line will burn out your pump or worse, burst the connection inside causing the pump to spray water inside your basement.

Buying a new home?
We recommend when you are searching always start your visit with a tour of the basement. Why? This is where you will find most of the homes mechanicals. The furnace, hot water heater, HVAC, and yes, your sump pump.
Check the basement for signs of moisture. Rust spots on units are a quick giveaway. Basement humidity and excess moisture can create a host of problems. A good, quality sump pump with a tight fitting lid are key to keeping moisture out.

Why a Battery Backup?
Often basement flooding follows a large storm or several days of heavy rain, and power outages come with the same situation. While your primary sump pump will do the heavy lifting to quickly remove the ground water before it becomes an indoor issue, if there is no power, water can quickly overtake your living space.
A submersible battery powered backup pump will often save you from disaster. The battery is rated for 6-8 hours of continuous use, which will generally give you 1 to 2 days of intermittent pumping, while you wait for power to be restored. Even in situations where power will be out for longer, the battery backup gives you time to come up with an alternate solution (portable generator).
While we always recommend an auto fail over generator to provide constant power for your primary pump, a battery is an economical, quality solution.

Iron Eating Bacteria
A naturally occurring substance found from time to time in the soil due to high iron (ferrous) content. Iron bacteria is harmless to you and your pets, but it can smell similar to rotten vegetables or swamp water. It looks like brownish, orange slime coating everything it comes in contact with and leaves a rust-like residue when cleaned up.
Iron bacteria derives the energy they need to live and multiply by oxidizing dissolved iron. The resulting iron oxide is insoluble, and is a brown, jelly-like slime that will stain plumbing fixtures, clothing or utensils washed with the water carrying it."
To remove the bacteria, use a product called Iron Out. Iron Out is a powdered product that you mix with warm water to make a solution and it chemically changes the iron bacteria into a clear, soluble state that easily rinses away, no scrubbing needed. You basically pour this solution along the French drain opening and into the sump pit to help eat away the bacteria.

Is your pump more than 10 years old? If so, it may be time to replace it. Replacing your pump before it fails can save you from a flooded basement and damage that it can cause.
Before the rainy season starts, check out your pump. Do a quick visual inspection to insure that there is nothing in the sump pit. If present, remove any debris. Get a couple of buckets of water or run a garden hose to the pit and fill it up. Make sure the pump turns on when the float is lifted. You can fill the pit up or just lift the mechanism to test.
If all is working properly, run the hose for a bit allowing the fresh water to rinse the pump and run through it to clean the inner workings. If at any point you feel uncomfortable with the way your pump is working or would rather have the Gurus do the work. Give us a call!
