Just read a great op-ed in Fortune written by National Association of REALTORS®REALTOR® Party Community Engagement Liaison, addressing the misinformation surrounding NAR’s recent settlement and reiterating the value real estate professionals provide to consumers. We have some changes coming but his last paragraph sums it up well. And I cannot agree with him more. Thanks, Tim!

"NAR’s proposed settlement agreement and the associated practice changes will not change what makes Realtors valuable: specialized knowledge, diligence, and a commitment to our clients’ best interests. What's up with the market? A very brief year-end recap that tells the big picture story:
*30 year mortgage rates peaked above 8% in October but are trending back down, maybe sooner than expected, averaging under 7% this week.
*The number of homes sold will end down about 20% from last year, not bad really, there was a point in the year when it was tracking more than 30% down and we thought -40% was possible. So fewer people are moving, but not as drastic of a difference as one might think.
*Values leveled out without going down, keeping in line with our expectations. Annual Twin Cities appreciation is about +2%.

Despite all the news about residential real estate, that big picture is relatively uneventful, and well, just fine!

Our November newsletter is out! A quick market update for Twin Cities real estate: The market has slowed down from its peak, which is pretty obvious to anyone even mildly paying attention. NAR announced sales of existing homes were down 4% in October, in the Twin Cities it was closer to 8%. That's not a positive statistic but it doesn't mean your home is losing value; despite the higher interest rates and lower number of sales, annual appreciation is hovering around +3%. The historical average in Minnesota is 4-5% appreciation annually and the double-digit appreciation rate of recent years was never sustainable, so the leveling out is appropriate

Despise another vote from the Feds to raise its rate another quarter point, it's good news for mortgage rates as they continue to inch downward ⬇️

This may be the light at the end of the tunnel for many homebuyers that were priced out of the market last fall when rates peaked at just over 7%. Mortgage rates have fallen a full percentage point since then.

Freddie Mac reported the following national averages with mortgage rates for the week ending Feb. 2:

30-year fixed-rate mortgages: averaged 6.09%, dropping from last week’s 6.13% average. A year ago, 30-year rates averaged 3.55%
15-year fixed-rate mortgages: averaged 5.14% this week, down from last week’s 5.17% average. Last year at this time, 15-year rates averaged 2.77%.
