Here’s a feel good and total full circle moment... check it out.

Many of you are familiar with the stories I tell about my first coach “James from New York” and in fact, a few of the gloverisms we still use and teach today stem from my time with him. Isms such as “flip the switch at the door” and “if I didn’t go on an appointment today, what did I accomplish?”... as I know you’ve heard them time and time again, these two beliefs are part of what took me from 43 transactions in ‘07 to 108 in ‘08, my first year selling over 100 homes personally.

James was with me from ‘07-‘09 which were the years of not only building my personal business but he was the one that led me through the starting days of what is now known as Glover Agency. He helped me with my first few hires and in ‘09 helped me go from 102 to 143 personally. We hired my first assistant together, my first isa together and my first few agents together.

I have many fond memories of the “early days” and I have loved telling all the stories through the years and more importantly, giving him credit where the credit was due. If you’ve been to our events, you almost can’t go an entire event without me mentioning something about “my first coach James from New York”.

Well as I sure you are picking up where this is going...

I am excited to announce James Houghtaling as the latest coach with Glover U!

Aside from working with me personally for the first three years of my growth as a new coaching client, James has logged over 30,000 hours of coaching calls in the nearly THREE decades that he has spent coaching top producers and team owners across the U.S. and Canada. Some of the biggest names in the industry today (many you would recognize) worked with or still do work with James and it is such an honor to have him on our bench.

While his schedule is pretty full since introducing him at the Retreat, he probably has room for maybe 2-3 more clients, if you’d like to coach with the same guy that took me from 43 to 102 in one year and until then, let’s have an unreal Friday!

Im giving away my new listing script, but before I do, let me share with you how it's working...

That's the number of listings we have presented the new NAR settlement commission structure to that have signed with us since July 15th.

Why did we start on 7.15? Because our MLS made the changes early and we have been forced to have the conversation at least that many times with sellers in our market.

Why am I sharing this with you? Because starting Monday, I will be spending 16 weeks with agents across the U.S. and Canada to help them become listing masters in their market. I'll be sharing literally EVERYTHING we do to average 75-100 listings a month right now. Everything from diving deep into our sources and HOW we generate seller leads from them to the follow-up system to the appointment to the post appointment and everything in between.

While I'm excited to start the NEW Listing Mastery program next week, I am also excited to give away the EXACT dialogue I'm using with sellers right now to help them not only understand the changes but also the benefits of offering buyer concessions (or commissions) so we can drive more traffic to their property. That script I'm GIVING AWAY, regardless if you're in the program or not.

Every season there's a period of time between our Summits and Retreats, where I have literally zero travel for about 3 weeks, and I get the chance to meet with our leadership teams, our agents and our coaches to not only make sure we are on the right path but to challenge the status quo.

For instance, during the last 2 weeks, I met with every single Glover U Group Coach to go through every single one of their 16 sessions to be sure what we are teaching in the next program launch (next week - will be the biggest launch in our history) is not only the best, but that it's also relevant right now, or even, ahead of its time. We break down the "old" material and formulas piece by piece and put it all back together with the information agents need NOW to win.

I challenge you to find another organization that's updating and reinventing as much as we are. From time to time, people ask me why we are so ahead of the others with our content (and I mean years in some cases when I look at what's out there) and my answer is the same every time... we don't have to "think" up new content ever... in fact, it's not even that big of a project for us to update these programs because we just document what we are doing to win right now, and we organize it in a methodical fashion that's easy to understand. Guess that's the difference between us and all the other "NATs" (Non Active Trainers) out there in the field, who are usually just regurgitating material they've learned from their clients or even material that they've borrowed from us.

There's a reason why we're the fastest growing training and coaching company on the planet, and it's not just because we like to wear really cool clothes 🙃.

During the Glover U Retreat a few weeks back, our Tuesday am keynote, Eric Thomas, shared that the ONLY difference between the greats and the rest can be found in their daily habits.

Obviously, this wasn't the first time I or many of us in the room heard something like that as it seems as if some variation of this thought can be found in any book you pick up on success, but after hearing it live and in person, I started collecting my thoughts around what are the habits of the best agents... what are the habits of the best brokers... and what are the best habits that I've personally had and still have.
..I've been putting together a list and will be sharing them over the next few days with you in the daily message (just text morning to 55444 if you're not signed up - it's free) but one way to get your hands on some of them right away will be to join me for the 76 Hard for Real Estate webinar that is happening TODAY and it's of course it's also free.
