A few items to remember and remind your family, friends, and guests, as it pertains to parking in your HOA. This are PERTINENT to safety and failure to follow will lead to compliance violations, fines, and possible towing, etc.
Parking Etiquette & Reminders:
- Do not park on a sidewalk even if it crosses your driveway.
- Do not park facing traffic.
- Do not block driveways or fire hydrants
- Do not park in a cul de sac - these need to be kept free and clear for emergency vehicle access and turnarounds.
- Do not park within 30 feet of a stop sign, because a driver may not see the sign and not stop causing a traffic crash.
- Park 20 feet from a crosswalk, marked or unmarked.
- Do not park in an area with a "No Parking" sign. These areas are zoned for your safety.
- Do not park a vehicle "for sale" on the street.
- Do not repair a vehicle on the street or on your property.
- Do not parking blocking entry and exit of another neighbor’s driveway.
- Camping in any vehicle or camper on parked on the street or your property is prohibited.
- Recreational vehicles, boats, boat trailers, motor homes, or other types of recreational vehicles may not be parked on property EXCEPT for a reasonable amount of time for the sole purpose of loading and unloading.
- Commercial vehicles are not permitted to be parked on property, and must be stored in your garage if brought home from work.
- Golf Carts are prohibited unless it has been deemed street legal by the County, and must be operated by a licensed driver when in use.
- Vehicles should be locked, and items of value removed from the vehicle.
- Report any suspicious activity of behavior to SJSO!

A gentle reminder to homeowners: St John County ordinances prohibit the use of unlicensed/unregistered motorized vehicles on Sawmill Lakes roadways. This includes motorized scooters, dirt bikes, and golf carts. Exceptions have been made in certain "golf cart" communities where rules have been established regarding lighting, registration, and driver age, but SML is not one of these county approved communities.
Please refrain from use of the prohibited vehicles in the community for safety, and also to avoid Covenants fines and additional penalty.
The Sawmill Lakes playground will here by be CLOSED for drainage installation. This project is slated to begin today (Monday, August 14, 2023), and be finished by end of day on Thursday, August 17, 2023 (weather permitting). This work will create the much need drainage to relocate irrigation and storm water off the play facility and into the appropriate storm drains.
There will also be a brief period of time when the crew will be placing piping under sidewalk leading to pool. During those hours pool access will not be available. This is anticipated on Wednesdays this week, and the pool will be CLOSED during this time for safety. The pool will resume regular use once the sidewalk is clear or workers and equipment.
The amenity center parking lot will remain open, but parking spots closest to basketball court will likely be unusable due to equipment staging and parking needs.

Can I fish in the ponds in my Sawmill Lakes neighborhood?
Please review and remember to follow these important rules:
There is NO PUBLIC FISHING in Sawmill Lakes!
You can fish in the ponds from any common embankment or from the back of YOUR own home if you back up to a pond.
You may NOT go behind other homes to fish without their permission, because that is private property from the owner's house up to the water line and even into the ponds for some owners.
Residents may ask another neighbor or guest to leave their private property, and should report trespassing to the non emergency SJSO number if the person(s) do not leave as asked.
Signs are posted within the community permit SJSO to issue trespassing citations for ANY PERSON who are trespassing on private property.
Please be sure to discuss this with your household, so that members of all ages of your family are aware and can avoid unwanted confrontation with others.
All neighbors should be able to enjoy the beauty and fun that the ponds in Sawmill Lakes offer, and we can do this best when everyone follows and respects the rules and each others personal property.

Our beaches held up pretty well from the impact of Hurricane Ian, with only minor erosion at Micklers and down in Guana. But some cleanup is still needed! Share your pics!
Hurricane Ian: Storm Awareness!
Hurricane Ian is currently forecast to move along the western coast of Florida making land fall near Tampa and move up the state to our west. The major effects of the storm are projected to impact our area Thursday through Friday of this week, including high winds, storm surge and rainfall in the range of 8 to 12 inches during the period.
The situation will continue to evolve over the next several days. All residents are urged to stay informed through local news media and official county updates.
In anticipation of possible impacts from Hurricane Ian, now is the time to begin preparing your own property for possible tropical weather.
Tropical Storm/Hurricane Procedures:
The following is required two days prior to the projected impact of a tropical storm or hurricane:
- All loose objects or potential projectiles must be secured. Trash and recycle cans, toys, swings, small potted plants, decorations, lawn furniture, etc. – all items can become a potential projectile danger if not removed.
- Cessation of all deliveries of larger items or materials that cannot be stored elsewhere or secured.
- All debris on the lot must be cleared. No trash or lawn debris should be out. Dumpsters shall be emptied or removed.
We also want to assure you that appropriate steps have been taken to protect the community. The stormwater system and components has been inspected, manually cleaned out, and lakes will be drawn down.
Per St John’s River Water Management District, stormwater management systems cannot prevent or protect from hurricane storm or tidal surge. Please note that standing water in the preserve and even roads are common after a major storm or rainfall event, and you should see them subside on or before 48 hours of the last rainfall.
Again, residents are urged to monitor storm progress and take adequate measures for your safety and to protect your property.

PET WASTE
Please be respectful and clean up all areas including sidewalks/walkways, vacant lots, common areas and individual’s property. Pets need be leashed and under control at all times. Dog waste is more than just a smelly and unsightly mess. It’s also a breeding ground for infection. Bacteria, worms and other parasites thrive in the waste until it’s cleaned up or washed into the water supply. Giardia, ringworm, roundworm and E. coli are examples of such inhabitants, all of which are commonly found in dog f***s and are easily transferable upon contact. Local pet ordinances require pet owners to properly dispose of pet droppings. Neglecting to do so can result in heavy fines in addition to possible legal action by local code enforcement and/or animal control division for your county.
Although this may not be a pleasant chore, it is the responsibility of a pet owner!
PET NOISE
Per the HOA governing documents, the HOA does not have specific guidance as it pertains to noise, and therefore defaults to the County standard on identifying the noise and how to request correction in a noncompliance situation as identified in St. Johns County Ordinance on Noise (V16.041211). Please know that if you are experiencing noise that meets this guideline you can call the non-emergency SJSO number. Again, the board will use the county ordinance as precedence.
PET OFF LEASH
When taking your dog out in the community, please be sure that your pet is on a leash at all times! This is not only a rule for Sawmill Lakes, but again a State Law and County Ordinance. While you may have a well behaved pet and think your dog does not need a leash (and you may be correct they are well trained), many other neighbors or pets may not have this reaction or a well trained dog who will respond in turn. Any dog off private property of your own lot will need to be securely on a leash. This is for your safety, the safety of your pet, and the safety of others.

PSA: BEACHES ENERGY REPLACEMENT PROJECT
Hi and good afternoon neighbors,
In efforts to update your original electrical lines and housing cabinets, Beaches Energy Services (BES) plans to replace lines with newer faster material and replace faded cabinets with newer low profile green boxes. The work will all be conducted on only existing locations, and is paid for and ran by BES directly along with their main sub contractors at Heart Utilities.
Work will begin on Monday, October 04, 2021 starting on Woodsdale Drive near the South entrance, and will continue down through the community until all power stations have been completed.
Any damages to personal property in the right of way as a result of the BES project will be handled by Beaches Energy and the homeowner directly. If you experience any issue during the installation please note that sod will be replaced at the end of the project, and irrigation repaired as needed during, but no other replacement for items in the easement area will be considered as the utility company does have the right to remove items for above mentioned needed maintenance. To report any damage or outage during this project please contact Beach Energy at 904-247-6241.

Hi neighbors,
You have chosen to make your home in a beautiful deed restricted homeowners association, and abide by the set rules to keep the neighborhood at a prestigious standard. Some of the hard work of being a homeowner is the ongoing maintenance of your property, which coincides with your HOA rules and governing documents. Please take a few moments to review a few of the top property maintenance issues or concerns in Sawmill Lakes (in no particular order). Thank YOU for making this a beautiful and desired Ponte Vedra Beach community!
1. LANDSCAPE: Residential lots must be maintained in a safe, clean, wholesome and attractive condition at all times.
a. Yards should be free of debris and weeds and mowed regularly; as well as trimmed and edged around beds, driveways, sidewalks, and the exterior of the house.
b. Flower beds should be free of debris and weeds and maintained to have a fresh appearance.
c. Foundation landscape must be maintained.
d. Trees and shrubs should be kept trimmed. Trees that overhang streets need to be lifted to the FDOT standard of 14’ to allow access for larger emergency vehicles.
e. If your lot resides on a lake, you are responsible for maintaining the lawn to the water’s edge.
2. ARC: No exterior modification to a home or lot shall begin unless approved by the Architectural Review Board (ARB) and approved paper work is on file. Projects started prior to a proper submission and approval are subject to both administrative, and Covenant fines.
3. MAILBOX: To maintain a uniform appearance, mailboxes must be in accordance with the original design and condition for the HOA. Replacement information is available from the Management Company or on the community website.
4. HOME EXTERIOR: Siding, driveway, sidewalks in front of your home, walls, roof, eaves, soffits and gutters – should be cleaned on an as-needed basis so as to be free of mildew and dirt stains.
5. PARKING: Commercial vehicles, boats, trailers ATV, cannot be parked or stored on property overnight.
6. FENCES: Fences must be kept clean and in good working order. Wooden fences are prohibited.
7. GAME/PLAY STRUCTURE/TOYS: All games or play structures (i.e., basketball hoops, soccer goals, outdoor toys, bikes, etc.) must be stored out of view when not in use.
8. TRASH CAN STORAGE: Trash, yard waste, and recycling bins should not be stored in a location visible from the street or your surrounding neighbors and are not to be placed on the curb any earlier than 5 p.m. the evening before scheduled pick up. Trash cans and recycling bins should be removed from the curb and placed out of sight no later than 6 a.m. the morning after pick up. No excessive debris shall be stored in a visible location on the homeowner’s property.
9. WILDLIFE: Please DO NOT feed any wildlife! Geese, deer, etc. when fed will gather, can create mess or damages, and this can also put the safety of the animal at risk.
10. REPORTING LOCAL SERVICE ISSUES: If you have an issue with a service provider please call and report to your address and information for fastest response time:
a. Trash/Recycle/Lawn waste – Republic Services 904-825-0991
b. Streetlights or electric outage- Beaches Energy 904-247-6241

St. Johns County Offers Free Disposal of Yard Waste at Republic Services Facility – Due to the national workforce shortage, residents in northern St. Johns County have been experiencing delays in their yard waste collection. In an effort to provide additional options to the community, St. Johns County is allowing residents to bring yard waste to the Republic Services facility, 445A International Golf Parkway, free of charge. The service will be offered immediately to residents and will continue until Republic Services can return to its regular schedule. At this time, there should be no impacts to household garbage or recycling collection services.
Please note the following information:
· Drop off service is for St. Johns County residential customers only. No commercial trucks or vehicles will be allowed.
· Drop off hours are from 7 a.m. to 3 p.m., Monday through Friday.
· Residents must unload waste. No staff assistance will be available for unloading.
St. Johns County Solid Waste Division is working alongside Republic Services to resume timely curbside service. We thank you for your patience and understanding as we work diligently to restore the expected level of service to your area. To All SML Homeowners,
Please see below for a few simple and easy reminders for your weekly trash service(s):
- Trash/Recycling receptacles can be placed out the evening before a scheduled pickup.
- Please be mindful and place your bins at the end of your driveway , and NOT in the sidewalk, street, or curb area. Republic Service trucks have arms that can reach several feet, lift the cans, dump contents, and replace them. This will not damage your property, and this simple relocation of your receptacle will improve an eyesore, and also improve safety by not blocking or impeding traffic.
- Lawn care and tree service often leave their debris in the street too - please direct all landscape and tree contractors to take their own refuse as is required by Republic Service.
- Please remember that cans must be stored out of sight when not in use. If you store your cans outside of your home please make sure that they are shielded from view, so that you can avoid a covenant violation letter and potential for future fine.
- Large appliances can be called in for a bulk pickup with the City by contacting 630-CITY or submitting a request at COJ.net.
- Skipped service by the provider can be reported direct to their dispatch at Republic Services: 904-825-0991 (please note lawn services are still behind per County notice received).The HOA will not send violations to a home that has reported a can waiting for a skipped service.
