We spent time with the sellers giving suggestions for arranging their furniture and getting the home model home level ready! Once they moved out it, they agreed to professional staging which helped buyers envision furniture and artwork in the spaces. Buyers really have no vision so staging a vacant home is a good idea for this luxury price point. We did a lot of online marketing with beautiful photography, videography and a 3D floor plan to help buyers online. 💪
We have had a “weird” market here in Nocatee for resale homes this Spring with buyers not really having a sense of urgency to make decisions (thanks interest rates). With one price reduction, we received a great offer within 3 days. Unfortunately, that buyer had some uncertainty with their job so they had to back out. Once we learned of that news, we personally contacted all the agents who had shown the property previously to let them know their buyers had another chance to make this home theirs. Something about wanting what you can’t have really makes people excited. Well, it worked and we received multiple offers when we came back on the market!
👏🏼The sellers selected the best offer and moved forward with negotiations on repairs, appraisal and some hiccups with the buyers last minute delays form their lender. The hardest part of real estate is not being able to control all the people but constant communication and problem solving is absolutely key to getting to the closing table!
