One of our favorite projects was one where we added 275sqft in a condo on the ocean. We found that there were vaulted ceilings hiding the space over the master bathroom. We ripped the walls out and strengthened them to support wait. Built a platform and staircase.

Now this condo of 1300 sqft is 1575 sqft which has jumped the price of the home along with the cosmetic changes we made.

Drywall Finishing

Matching texture is an art, and we have the right guys to get it done for you!

The typical knockdown or orange peel is what we find in most homes on the Treasure Coast. These patterns are easy to replicate!

Although smooth walls are a favorite for many it does come with a higher cost. The reasons is it takes more time to perfectly smooth a wall. There are multiple levels to finishing including level 3. 4 and 5.

Remember that a walls finish starts with the framing. If the wall is off due to poor framing it will raise the costs to finish it properly.

When considering renovations in a condo or apartment you need to assume at least a 40% increase in overall price minimum.

Why?!

Firstly, a single family home that we can pull into the driveway vs a 15th floor condo is going to bring different challenges for our team.

Some of these include stairs, elevators, parking, delivery and removal of materials. Inconvenient Hoa rules for contractors to follow.

All of these factors make the project take much more time which will be show up in the total cost.

The good thing is that most of the time the condos or apartments are smaller which means less material is needed. Each project is different and requires different tactics to complete.

Knowing the cost difference between remodeling a single family home vs a condo is great knowledge to have when considering your options.

It’s always top priority to make sure all framing is correct according to the plans, aswell as making sure everything is level and square.

By checking these things early on it can save countless headaches and dollars down the road when things done end up lining up. Improper framing installation can cause drywall install problems.

This may not be corrected until the drywall finishers arrive which may cause much extra work, time and possibly includes removing and redoing completely if the framing is that bad.

Fortunately for us we rarely have framing issues because we check everything along the way.

Always check all framing to make sure it’s level, square and according to the approved plans!

Load-bearing or Not?

This is a common question homeowners have when thinking about remodeling a home being many of the older layout designs are not longer desirable.

Is your wall a load-bearing wall and can it be removed?
