Portside's 1% for Maine initiative has amazing news!

We have donated $10,000 each to both the Boys and Girls Club of Southern Maine, and Greater Portland Family Promise!

Boys and Girls Club of Southern Maine: These funds go to support re-engagement of members not served by in-person programming during the pandemic and expand wellness programming for these members.

Prior to the pandemic Boys and Girls Club of Southern Maine was serving 500 kids per day, since the pandemic hit they have only been able to serve around 300 - 350 kids per week. So, these funds will go to finding ways to re-engage the community to continue their work in giving kids a safe place to be after school.

Greater Portland Family Promise: They provide case-management, temporary housing, assistance with food, personal care and household needs for families who are experiencing homelessness or need assistance maintaining their current housing.

Every quarter we'll be focusing on a different systemic issue that adversely impacts Mainers and selecting and funding grants accordingly with the help of the Maine Community Foundation. Our hope is that through our collective efforts, we can make a difference in fellow Mainers' lives!

It’s funny how trends are so widely embraced. Luckily, white cabinets with contrasting countertops are a trend most can get behind. Both purchases were highly competitive with multiple offers, but my clients came correct and crafted offers enticing enough to sway the sellers.💪

In this HYPER competitive real estate market it’s hard for buyers (and agents) not to become jaded. Battling it out against 25 other prospective buyers in a multiple offer scenario will have that effect. With this being a recurring dynamic, it’s SO refreshing to see a seller evaluate offers not based purely on their bottom line.

This 1760’s farmhouse attracted multiples offers, but even though my buyer’s offer wasn’t the highest, she was able to differentiate herself with a heartfelt letter. Granted letters to sellers are nothing new, but her’s was raw and personal. And it clearly resonated with the seller.

So for all buyers writing offers like it’s going out of style, there is hope!

This transaction was a doozy. For starters, the home was built in 1772. And that’s kinda old. Typically, old farmhouses are quirky and don’t flow well as a result of multiple sections of the home being connected over the years. Luckily, this wasn’t the case here. Granted the home has its quirks, but lives quite well given its age. It also struck an optimal balance where its location provided a short walk in to town (and Mast Landing 🍻), but it has what feels like a rural setting.

The biggest concern was having its rural setting threatened by what could have been development allowed by the current zoning (up to 16 units). What we were able to do to mitigate this, however, and this certainly wouldn’t fly in most scenarios, is to have the seller put a deed restriction on the two abutting lots being deeded to his sons to prevent anything more than ONE single family home being built on each lot. Problem solved!

While it’s a hyper competitive segment of the market, it is possible to find a home in Portland around the $250K mark. Granted, it’ll require some elbow grease, but you’ll be building some sweat equity in the process. This Rosemont charmer sold for $261K with a substantial credit back to the buyer so that they’re able to tackle some of the home’s deficiencies on their timeline using tradespeople of their choosing.

On the other end of the spectrum, new builds are an attractive option for those buyers looking for a home that’s move-in ready AND would like some input into the home’s cosmetic finishes. The typical process is that you’re given an allowance for certain items (light fixtures, appliances, etc) and it’s entirely up to you as to how you spend it. If you want to channel your inner Jeff Lewis or Joanna Gaines, do you! This Brunswick home had some COVID-19 related challenges and, unfortunately, some post-closing mishaps, but the good news is that the home has a 1-year warranty (as all new builds do) and any issues will be addressed by the builder. Gotta love a warranty! 👍
