Brett Schulz, Architect (BSA) is a Portland-based firm engaged in a wide variety of project types ranging from small additions to large housing projects.
The Oregon Pacific Building, a vintage gem in downtown Portland, was built in 1896. It was remodeled into a department store in the 1940s and has been vacant since 2010. BSA is responsible for the building’s modern upgrades, including a seismic upgrade, a green roof, and rooftop solar. Occupancy is targeted for mid-2025. A few teaser shots from as we finish up the interior portion of the project! We don't want to give anything away just yet, but just know that this building is jam packed with surprises, cool design details, and lots of reminders of the building's bank history (complete with an actual bank heist that occurred several decades ago!). The food cart pod is open now, with the interior renovation set to finish soon!

We’re excited to announce that Tomorrow Theater has been named a DJC Top Project of 2023! The DJC will host its Top Projects event on June 6th at The Oregon Convention Center to celebrate the best building and construction projects in the Pacific Northwest. Brett hosted some UO architecture students for a talk about the profession and a walking tour of a handful of local projects along Sandy Blvd we completed with our longtime friend, Kevin Cavenaugh of Guerrilla Development. The Atomic Orchard Project, when completed, will have 49 units, 40% of which will be affordable. Other projects toured were Han Oak, The Ocean, New New Crusher Court, and The Zipper.
Our Atomic Garage project is getting a lot of press! This adaptive reuse building, formally Atomic Auto, is one of many former service stations commonly built along Sandy Blvd, which now includes 11 maker-space tenant offices. Our interior photographs feature the craft store Felt Paper Scissors by Lia Griffith, and congratulations to Astral at Duality Brewing for being awarded Eater’s top 12 best new restaurants in the country and best chef residency or pop-up in Portland. Design Week Portland A weeklong series of interactive events, installations and conversations showcasing the evolving state of design in PDX.
This weekend we teamed up with Habitat for Humanity Portland/Metro East to help out with construction on their affordable homes in the Neighborhood. Here is a photo of the BSA extended family!
We have some great new photos of our project the , located in the neighborhood of for Debbie Thomas Real Estate. Coincidentally, the building is located directly adjacent to our , on N Lombard St in the heart of St John's. The building has retail spaces on the ground floor, with 4 apartments above on the second floor. The apartments are now all filled with tenants, and we're currently working on the Tenant Improvements for the ground floor!
We have a whole new album of photos from our project in . It's a mixed-use project that is made up of several discrete buildings, connected by public alleyways. All of the tenant spaces are now occupied, with great food from The Sudra & 24th & Meatballs, 6 residential lofts, Cathedral Eye Care, Breathe Yoga And Massage and some of the best beer on N. Lombard Street, Royale Brewing Company. The project also happens to be directly adjacent to the , another one of our recently completed adaptive reuse projects (stay tuned for more updates on Jowers!)

Construction Update: Our project the is almost complete! Together with and Bachelor General Contractor , we renovated an old masonry and heavy timber building into creative office space and retail storefronts along Sandy Boulevard in the neighborhood of Inner NE Portland.
We removed a large central portion of the roof of the existing building, which was an old auto repair garage. This creates a shared courtyard open to the sky for all of the new tenants. We preserved the existing heavy timber beams in the courtyard as a nod to the original configuration of the building. Each tenant in the interior of the building will have a 12' overhead door opening onto the courtyard, which will be fully landscaped in the coming months. The removed roof sheathing was then re-used as siding on the new walls facing the courtyard.
We are closing in on finishing this amazing project off in the coming weeks, as we continue to improve Sandy Boulevard block by block! Along with , and , will help bring new pedestrian street life and economic vitality to the neighborhood as we re-invest in this wonderful old building through .

We have some great new shots of our project Providore Fine Foods located at NE 24th Ave and Sandy Blvd! This was an existing masonry and heavy timber building which we carefully renovated into a food hall and restaurant (stay tuned for more news on the restaurant tenant!). After in-depth market research, the Project Architect for the building considers their Arrosto chicken the best rotisserie in the city, and the sandwiches here have made Providore one of our top lunch choices. They also have great food from Pastaworks, Rubinette Produce Market, Little T American Baker and Flying Fish Oyster Bar.
