Where are mortgage rates heading? There's been a general expectation in the market for a while that rates would trend downward. Unfortunately, that hasn't been the reality. There are a number of factors that influence rates, including supply, demand, inflation, monetary policy and jobs data. Having said that, let's look at a current snapshot of what some are predicting for the balance of 2024. With affordability at a historic low when looking back over the last 35 years, any rate relief would help somewhat on that front.
The draw to be closer to family is very strong. That's what prompted this couple from the Midwest to relocate out this way. Once again, I was so blessed that they were referred to me. Referrals continue to be the lifeblood of my business and I appreciate every single one!

The RE/MAX National Housing Report for February shows that year over year sales are up a little more than 2%. What's more telling is that inventory is up as well (over 10%). The Close-To-List Price Ratio is showing that homes are selling for right near list price. As compared to national statistics, our New Hampshire and Maine markets are still seeing homes sell above list.
He is risen!
This was my first sale of 2024 from back in January. This young couple was referred to me by past clients who live in Durham. They really wanted to keep their children in the Oyster River School District, but purchasing a starter home in that market is very challenging. Considering that challenge, we started looking around in some of the surrounding communities. As it turned out, we found a property in Durham, and after a protracted negotiation, they're new homeowners! I love what I do!
There are some hopeful signs on the inventory front as we look at February numbers. Year-Over-Year inventory is trending upward nationally and that's being played out in NH and ME as well (10.2% and 15.4% respectively). Overall, this should mean more choices for buyers, particularly in the spring selling season. Consumer attitudes toward selling are strong, with 65% indicating that they believe it's a good time to sell (Source: Fannie Mae). Finally, with more homes coming to market this year, some are predicting a flattening of home price appreciation.
As we move into spring, I'm looking forward to what this year will bring, but at the same time looking back with thankfulness to all of my clients who helped me succeed in 2023. I had the chance to help 25 families with their real estate needs last year. What a blessing it was to be of service.

It's been a wild ride when it comes to interest rates over the last 15 months. After a long period of low rates, the end of 2022 brought a rapid spike up above 7%. Although many experts were predicting that we'd see rates moderate in 2023, that never happened. As you can imagine, this has severely cut into affordability because home prices haven't come down. Recently, however, we've seen rates come down a bit, with the 30-year fixed hovering right around 6.5%. While there's no data to suggest that we'll see rates come anywhere near recent historic lows, every little bit helps.

The circle is complete! My clients recently were able to accomplish their goal of purchasing a home close to town here in Dover. The next project was for us to get their condo sold. We found the perfect buyer and were able to close quickly. This unit had been a great home for a time, but it's now time to start anew :-).
