Questions abound about whether 2022 and 2023 is a good time to sell or buy Real Estate? Although, in many respects, the answer is driven by personal considerations, there are some general facts to consider. 1. Timing the real estate market much like timing the stock market is fraught with risk because crystal balls are hard to come by. 2.The acquisition of real property long term, has historically proven to be a good investment for both a Buyer and a Seller. 3. Buyers who are concerned about the increase in mortgage rates, should consider that by historical standards rates are still low and there is no guarantee that rates won't go higher. 4. Sellers who are concerned that higher financing rates and increasing inventory will make it more difficult to sell, consider that there is still an imbalance between supply and demand. Days on the market have increased and bidding wars may be in the rear view mirror, yet the impact is that home sales and prices have returned to the mean instead of being a short term outlier, meaning that homes if properly valued and priced, will continue to sell and Buyers looking for homes will have more choices while continuing to buy.

Since early Spring much has been opined by numerous sources about the state of the Economy: inflation, activity by the Federal Reserve, the prospects for a recession, etc. And it should come as no surprise that the health of the housing industry is always a main element of any discourse on the Economy as a whole.

Fear, panic and misinformation regarding the general state of our Economy has created what in our opinion is unnecessary alarm over the general health of the housing industry. Lets review some facts

1. Mortgage rates, (the cost of money) are higher than they were 6 months ago, yet by historical measures they continue to be attractive.
2. The buyer pool has decreased somewhat but not enough to offset the continued imbalance between supply and demand.
3. Inventory has increased but, again, not enough to offset the continued imbalance between supply and demand.
4. Home builders have increased home production but construction of a contracted new home is approaching 18 months or more and many builders will not agree to a final purchase price given current supply chain and labor shortage concerns.
5. The average length of time that it takes to sell a home has increased yet again by historical measures continues to be attractive.
6. The Federal Reserve has already signaled that they will raise the Fed. interest by another .75 basis in July and another anticipated .50 basis points in September as well as 2 or more increases in 2023. Their objective is to bring inflation back down to 2%.
7. This means that mortgages will continue to rise, not necessarily at the same rate as the anticipated Fed. increases but rise they will.
8 Finally, although there is a contrarian viewpoint which suggests that real estate values will decrease, the more likely scenario is that real estate prices will slow their rapid ascent, ascent,instead increase on an annual basis by 4-6%, thereby not experiencing a major decline.

So what does all this mean for someone thinking of selling or buying real; estate?

For the Seller it means that, as always, the number one reason to sell is when personal events dictate that choice. From the macro perspective, demand is still strong, real estate values are still at an all-time high and there are currently more buyers than sellers, although that imbalance is shrinking. So waiting to sell becomes an economic disadvantage.

For the buyer, yes rates are higher but the cost of money will continue to escalate. Additionally real estate values will continue to increase, albeit at a lower rate of increase. So why wait. If rates continue to go up, (which they will) and home prices continue to increase, (just at a lower rate), than the best time to buy is now. Waiting might price a potential buyer out of the market.

That is our take on the market as of June 19th, 2022.

2021 was a year of opportunity as well as turbulence in the Metro Phoenix and Greater Prescott Real estate markets. The Nimsky Team was able to satisfy many of our clients' homeownership dreams although sadly, in some cases the stars did not align and we counseled some of our clients to pause and strengthen their position before reengaging their journey toward home ownership.

2022, is paralleling 2021 with respect to a continued imbalance between supply and demand. Homes continue to sell at a brisk pace, mostly sell above list, and sellers are able to exact concessions from Buyers when it comes to Inspections, appraisals and the like. What is different in 2022 is that mortgage rates are increasing and the outlook is for an expected rate by the end of 2022 in the 3.9% to 4.00+ % rate.

The Nimsky team sells both in greater Prescott as well as the greater Metro Phx. market. Our clients come from throughout the United States representing all income categories.

Shirley Nimsky

After two decades, Shirley retired from a successful career as nonprofit association executive with an international medical society and a national association. Shirley also worked in the healthcare management field for over 10 years. Shirley’s background in both the nonprofit and for profit sectors included areas of membership development, customer and client relations, marketing, continuing education as well as business development and operations. Shirley has consistently participated in local and national nonprofit organizations as a volunteer, committee member and leader. Shirley is involved as a volunteer with both the Prescott Area Association of REALTORS(R) as a member of the Community Outreach and Education Committees and served as Chairman of the 2018 Education Committee. Shirley was named 2017 Volunteer of the Year with the Women’s Council of REALTORS(R) Prescott Area and serves as President of the organization for 2019.
