Fresh install of decking and decided to take that breaker board right through the steps. Also love doing flush fascia with horizontal skirting bc seeing it all line up really makes the OCD fire on cylinders π
Plus I think it just hits harder now that we put the work in and EARNED Decorators Certified Elite status π€

8900sqft of decking for a neighborhood amenity center. This is project 1 of 3 over the next 3 years.
Currently have about 3000 sqft framed up and ready for t&g custom ordered decking starting next week. As the project goes vertical we will begin to fill in the rest of the decks and boardwalks

Sweet "little" 550sqft deck over a fresh concrete patio pour. We used the MBC sleepers topped with for the main portion and for the breakers and perimeter picture frame. The color combo turned out sweet! Stay tuned ... We have some EPIC news for an EPIC upcoming project that is just about to start ππ€―

Whew... Just checked the van and we DID bring the metal blades for the planer to flatten these steel joists ππ€ͺ
Kidding obviously. But this project is epic. About to throw down some decking using drillers to match the existing deck we finished last year π
Always installing with roof mounted pergolas. Since we own a roofing company as well.... We are always thinking ahead. It paid off this time because Unicorn Roofing is about to replace this roof due to hail damage π€

Out with the old and in with the new. Removed a 15yr old pressure treated deck and did a little upgrade π€
2000sqft finished and ready for many church gatherings yet to come. deck with picture frame, fascia, and risers. Fe26 railing finishes off the extreme transformation perfectly.
Every now and then we squeeze in a quickie π
6x12 extension off the concrete patio over and area that wouldn't grow grass and had a terrible grade. 4 hours annnnd done!

Simple yet effective ambient lighting on the rail posts is all you need sometimes. Low voltage lighting can be tricky. If you use too many it won't be relaxing. Too little and you'll have to use your cell phone light to see anything. This upper balcony turned out perfectly but the house across the river.... Maybe a good example of a few too many lights π€·ββοΈ

Custom EPDM bladder system to catch the rain and keep the tongue groove ceiling and patio down below nice and dry π

Deckorators Sedona installed with Camo edge hidden fasteners and a nice little screened porch using ScreenEze and a sweet Larson Brisa retractable double screen door. Sneaky side note.... Don't tell...... We use Trex charcoal black post sleeves for ALL bench posts on ALL our decks. No matter the board company bc the matte charcoal looks great with everything and Trex is the only one to offer it π€·ββοΈ
Working on a new tattoo design. Getting pretty close. Deleting the "impact marks" around the edges.... But this speaks to me. Republic of Texas, Dallas Cowboys Star, and the Texas Flag π€
Thoughts? I mean there isn't a deck board or handrail in it ...butttttttt I can only go so far in my decking dedication π
Bladder in. Drainage flutes at the band installed. Last step is joist tape to cover the staples and we are ready for gutters and decking π€©.
Somebody is about to get a custom cut under deck bladder system installed for nice rain protected lounging under the deck π

DEMO DAY
Tearing out this "beauty" and replacing with 1250sqft of secured with and on framing protected with joist tape. Plus a 600 sqft cedar gable patio cover with can lights and of course scattered around to light up the night π
The view is AWESOME but check out that framing detail... 4x4s on every other joist and staggered throughout π€£

It turned out perfectly and exactly how we envisioned it. Low lit rail sections and a walkway that doesn't look like a runway. The added bonus is the low light projected to the tree canopies but hard to capture or see in this pic.
Love it when customers send us night shots bc it gets kinda weird if I'm creeping around the deck project after dark ππ€ͺπ€£
