In the past couple of years, the market has gone crazy because demand has shot way up. This was due to...
-remote work allowing people to move out of the city or to a different area
-people moving to be closer to family
Housing supply just couldn’t keep up with all that demand.
But where are we in the market today?
Demand is there, but it's starting to decrease. However, when compared to our supply, demand is still much stronger. Supply is still very low due to supply chain shortages and the fact that so many people just bought homes that they love!

If you’re selling your home, you’ve probably heard the terms “CMA” and “comp” thrown around. But what do they actually mean and why does it matter?
CMA is short for comparative market analysis. This is what a real estate agent will do to price out your home! They’ll put together a report that looks at similar properties in your area (AKA comps) and what they sold for.
They’ll compare the comps to your house and use their knowledge of the market to find the value of your home.
Then, using the CMA, your real estate agent will set the perfect price for your home that will attract the perfect buyers and get you top dollar.
A CMA is critical to pricing your home correctly and getting the most money out of it.
That’s why most people who try to sell their homes by themselves end up pricing it wrong and losing out on cash.

We all need to remember this from time to time, even though it can be kind of a wake-up call. You can get a refund on a lot of things, but time isn’t one of them.
So here’s your reminder to make the time you have count and not to spend it on the things that don’t matter.
If you’re buying, this could mean getting pre-approved and getting an agent before you start looking for a new house so the time you spend looking at houses really counts.
For sellers, this means not spending hours of time trying to get your home listed yourself. You can save so much time (and money!) by working with a real estate agent to sell.

There’s more to buying a home than just the sales price.
Your mortgage interest rate can add up big time and really sneak up on you. That little percentage can mean the difference between saving tens of thousands of dollars or losing them.
And right now, mortgage rates are the lowest they’ve ever been. Which means you can save a loooooot of money.
So yeah, now is a GREAT time to buy.

Happy November! Where has this year gone. Love this time of year and all that it brings! What is your favorite thing about this season? One of my favorite things is having a pumpkin spice candle burning during the day.
Happy November 1st! I don't know about you but this year is flying by! This is my favorite time of year as we move in to the holiday season. What are your family traditions that your looking forward to this year? I am excited to spend time with my kiddos and enjoying time with my parents and in-laws. We will be missing family and friends in other states but are so grateful for technology and that it allows us to keep in touch!
