Well, the past few years in real estate have been interesting. At the national level, the chart below shows the supply of homes on the market from late 1999 to the onset of the COVID issue.

At the local level, we loosely reflected this, but new construction in the Triangle region of North Carolina at the start of 2020 was on the verge of seeing a little oversupply. The lockdown destroyed the real estate industry, but what we didn't know at the time was that it was causing pent-up demand. So, then came the second half of 2020 and all of 2021 in which the real estate market in Wake, Durham, Orange, Chatham, Johnston, Granville, and Franklin counties saw the lowest inventory levels in years.

Interestingly, what created the upward pressure on real estate in North Carolina were two things working in tandem. One factor was the huge increase in individuals moving here from other states because now, and for the foreseeable future, they could work from home. Many of those people came from markets where their homes were valued higher (sometimes much higher) than comparable homes here. The second factor was the huge increase in sellers selling to online i-buyers, which peaked at 55% in the middle of 2021. Due to COVID and for a couple of other reasons, many sellers were willing to lose considerable money on selling their home by selling at a reduced price to an online i-buyer in exchange for getting the opportunity to stay in their home after closing long enough to find another place and to offer cash for that new purchase, since they'd already been compensated for their sale in the state that they were moving from. However, the discount that i-buyers capture from sellers is considerable. In addition, i-buyers buy in a strong upturn and often make even lower offers in a downturn. Both of those considerations make the long-term impact of i-buyers dubious.

Newly Formed Residential Real Estate Firm Brings Key Skills and Experience for Local Clients

The Triangle real estate market continues to be interesting and dynamic. Challenges and opportunities are being met by creative real estate professionals. Eaton Real Estate Services is a newly created firm bringing innovation and resourcefulness to these complicated conditions. Lead by Clay Eaton, the firm consists of agents previously with a different organization who are driven to achieve client success.

“We’ve handled hundreds of transactions for sellers and buyers in residential real estate; we bring experience and expertise with the highest of ethical standards,” says Eaton. “The best approach in real estate is one that combines the interpersonal aspects of a transaction with extensive local market knowledge and a heavy appreciation for the importance of using data in decision making. Eaton would know about using data. He worked in information technology for ten years before turning to education. After teaching college for ten years, he was in a leadership role in public relations and finance for five years before becoming a real estate agent in 2015. With six more employees, the firm brings expertise ranging from degreed credentials in interior design to whole-house renovation experience and multilingual abilities.

In April 2018, Eaton was recognized as an expert in Triangle real estate when he was the featured cover story for the local real estate magazine Real Producers. Since then, he has appeared on top 20 lists of best agents in the Triangle. In addition to his professional experience, he has a Bachelor of Arts degree from Georgetown College and three graduate degrees from NCSU: a Master of Technology for International Development, where he concentrated on land use policies and natural resource economics, a Master of Education in training and development, and a Master of Arts in world history.

Joining him are Heather Holcombe, Mark Whittaker, Lora Michael, Jun Yan, Ema Chiosa, and Robert Eaton. “The nature of real estate in the Triangle, and really across America, is changing for the better, and we’re part of leading that change,” says Michael.
