Questions to ask your lender:

Always ask questions of your potential mortgage lender before you commit to a loan.

Continue shopping for the right loan until you find a mortgage broker or lender you feel comfortable with.

Keep in mind, too, that the more your lender knows about you, the better advice, assistance, and accurate information they can give you. Don’t hesitate to share your personal information, including permitting the lender to run your credit report.

Here are 2 important questions you should always ask your lender:

✔️ Are you doing a hard credit check on me today?
A hard inquiry from a lender can cause your credit score to drop by just a few points.
✔️ Do you charge for an interest rate lock?

When you lock the interest rate, you’re protected from rate increases due to market conditions. If rates go down prior to your loan closing and you want to take advantage of a lower rate, you may be able to pay a fee and relock at the lower interest rate. This is called “repricing” your loan.

Don’t make any big purchases 3 to 6 months before buying home

It’s not wise to make any big purchases or move your money around three to six months before buying a new home.

🔸Avoid any shifts in your credit profile
🔸Lenders need to see that you’re reliable and they want a complete paper trail so that they can get you the best loan possible.
🔸If you open new credit cards, amass too much debt or buy a lot of big-ticket items, you’re going to have a hard time getting a loan.

Bottom line: Save money and money will save you

So…What will you need to submit to your lender for a smooth Pre-Approval?

✔️Driver’s License & SSN
✔️One Month of Paystubs
✔️Two Years of W-2’s and/or Tax Returns
✔️P&L (if self-employed)
✔️Two Months of Bank Statements

Does your credit score affect mortgage approval?

There are several factors that lenders look at that affect your ability to get a mortgage. Your credit score being an important one.

Here’s a breakdown of credit scores and how likely you would be to get approved for a mortgage for each.

🔸740–850: Excellent credit – easy credit approvals and the best interest rates.
🔸670–740: Good credit – typically approved and offered good interest rates.
🔸620–670: Acceptable credit – typically approved at higher interest rates.
🔸580–620: Subprime credit – It’s possible to get a mortgage, but not guaranteed. Terms will probably be unfavorable.
🔸300–580: Poor credit – little to no chance of getting a mortgage, you will have to take steps to improve your credit score before being approved.

There are always case-by-case scenarios, so don’t let your credit score discourage you from buying a home. Work with your mortgage broker (Me😊) on a realistic game plan to ensure you’re making the best choice for your unique situation.

Here are 5 factors that affect your credit score, and how much of an impact each one makes.

Shopping for a home may be exciting and fun, but serious homebuyers need to start the process in a lender’s office, not at an open house.
Most sellers expect buyers to have a pre-approval letter and will be more willing to negotiate with those who prove that they can obtain financing.

Here’s what to look for in a pre-approval letter:

🔸 Loan amount:
This is the maximum you can borrow.

🔸 Status date & expiration date:
How long the pre-approval letter is valid for (most are 90 days from when credit is run)

🔸 Mortgage type:
What type of loan were you approved for? FHA, VA, USDA, Conventional.

🔸Terms and conditions:
The length of the loan and any document and funding requirements.
