Apartment SB-721 Inspection Service
Don’t Wait Until the Last Minute to Comply with California’s Balcony Bill!
If you own or manage an apartment building in California with 3 or more multi-family units, Senate Bill 721 applies to you and your facility. The deadline for compliance is approaching fast and failing to comply could result in expensive fines and fees.
What Needs to be Inspected Under SB-721?
While Senate Bill 721 “SB-721” is sometimes referred to as “the balcony law,” it applies to more than just balconies!
All structures elevated more than 6’ above the ground and made from wood, or wood-based elements must be inspected, including:
· Porches
· Stairways
· Walkways
· Decks
· Elevated entry structures
All SB-721 inspections must be completed by qualified professionals such as licensed architects, licensed civil or structural engineers, contractors with a minimum of 5 years of experience, or certified building inspectors.
When is the Deadline to Comply? (And What Happens if You Don’t?)
You must complete your first SB-721 inspection by January 1, 2025 – but don’t wait until the last minute. Beat the rush today and enjoy the peace of mind that comes with knowing your building is compliant.
Subsequent inspections must occur every 6 years after that. Suppose you don’t complete your initial inspection by January 1, 2025 or fail to complete the repairs specified in an inspection report. In that case, you could face a civil penalty of $100-$500 for every day of non-compliance.
What if the Inspection Reveals Required Repairs?
If your E3s require repairs, they’ll be categorized into two groups:
· Non-Emergency Repairs. While these repairs should be completed as soon as possible, they do not represent an immediate threat to the health or safety of your tenants. Once you receive your inspection report, you have 120 days to apply for a permit to complete the needed non-emergency repairs and another 120 days to complete said repairs.
· Emergency Repairs. Emergency repairs present a real and present risk to the health and safety of your tenants. Repairs must be completed immediately, and the E3 in question will need to be re-inspected and certified once said repairs are complete.

Hello Facebook, friends and family, be careful there are a lot of scams on Facebook, especially golf cart cars that they don’t own, shoes watches, items they could make for you as far as car castings to make it look like your cars! if it sounds too good to be true most likely it is, please do your homework before you Zell because you’re not gonna get the money back and that’s the bottom line. Instead of working a good days work they’re gonna steal from you. So a lot of times try to use your credit card because you can get it back and fight it through the credit card provider instead of Zell through your personal bank account. 
Family and Facebook friends thank you for your wonderful prayers for my wife Mindy and your comments. They raised her spirits. This woman is tough. I'm telling you. Progressive Electric Billing Could Lead to Mass Exodus from California
California's new law will create a fixed charge on electricity bills based on income brackets. According to CNET.com, customers who earn under $28,000 could save up to $300 a year.
Anyone who makes over $180,000 could see their bill jump to around $500 annually. The way lawmakers intend this to work is to distribute the cost of maintaining and upgrading California’s aging power grid more equitably.

Listen, I got an idea for you snowflakes that get mad when evictions happen to tenants that have not paid for months years, then why don't you pay their back rents and pay their rents forward until they get a job. They're capable of working, and sometimes with new cars in their driveway. I wish you were a landlord, and you understood the system that they try to manipulate.
And we even give them the opportunity to move out within 15 days and they owe us nothing. And they continue to stay there and build up charges up till like 6 to 7 grand 10 grand 20 grand. unbelievable. Just pay for their rents that's all you have to do to help your community and landlords 80% of landlords are mom and pop businesses take that to the bank.
