New Home Sales (July 2024)
July new home sales were much stronger than expectations, rising 10.6% month-over-month. June sales were also revised 8% higher. The median sales price rose 3.1% MoM to $429,800, as sales of homes in the higher-priced West region increased as a percentage of total sales.

Case-Shiller Home Price Index (May 2024)
National home prices hit another all-time high per Case-Shiller, with May posting a seasonally adjusted 0.3% rise from April. Prices were also 5.9% higher than a year earlier, with Case-Shiller noting that their “home price index has appreciated 4.1% year-to-date, the fastest start in two years.”

Pending Home Sales (April 2024)
Pending Home Sales (signed contracts on existing homes) PLUNGED 7.7% from March to April, as the index hit its lowest level in a year. NAR’s Chief Economist, Lawrence Yun, noted that “the impact of escalating interest rates throughout April dampened home buying, even with more inventory in the market."
FHFA House Price Index (1Q 2024)
U.S. house prices rose 6.6 percent between the first quarter of 2023 and the first quarter of 2024, according to the Federal Housing Finance Agency (FHFA) House Price Index, with strong growth seen in states across the country. FHFA noted that “the low inventory of homes for sale continued to contribute to house price appreciation despite mortgage rates that hovered around 7 percent.”

New Home Sales (April 2024)
After a strong rebound in March, signed contracts on new homes declined in April, coming in lower than expectations. Elevated mortgage rates kept some buyers on the sidelines last month, leading to a pullback in activity.
MBS Highway Housing Index (May 2024)
The MBS Highway National Housing Index dropped 1 point in May 2024, as an over 50 basis point jump in mortgage rates during April negated the normal seasonal upswing in activity. Home prices remain in expansion territory (above 50) in all regions.
ADP Employment Report (April 2024)
April saw hotter than expected private sector job growth, led by a boost in leisure and hospitality jobs, as employers added 192K new jobs versus the 175K that were expected. March’s figures were also revised higher (from 184K to 208K new jobs), with ADP noting that April’s “hiring was broad-based” with only the information sector showing weakness.

ADP Employment Report (March 2024)
Private sector job growth beat expectations in March, led by a huge boost in the leisure and hospitality sector, as employers added 184K new jobs versus the 148K that were expected. February’s figures were also revised higher (from 140K to 155K new jobs), with ADP adding that pay gains for job changers “rose dramatically.”

Do you know the difference? Assessed value is the amount your local government thinks your home is worth - this is what is used to determine property taxes. Appraised value is the amount a professional home appraiser thinks your home is worth. This amount is typically used by lenders when considering a mortgage application.
Pending Home Sales (February 2024)
Pending Home Sales (signed contracts on existing homes) rose 1.6% from January to February, showing that buyer demand remained strong even as mortgage rates ticked higher last month. NAR’s Chief Economist, Lawrence Yun, noted that a “steady rise in inventory” is expected this year, which is good news for buyers as we approach the busy spring season.
MBS Highway Housing Index (March 2024)
The strong, upward trajectory the MBS Highway National Housing Index experienced over the prior three months paused in March 2024, as mortgage rates reversed course and moved back above 7%. There was significant regional variation, however, with the Northeast and Mid-Atlantic regions getting even hotter, while the Southeast and Southwest regions lagged.
