It's let's-open-all-the-doors-and-sit-on-the-patio-while-the-sun-sets season.

This modern-style home is entertainment heaven! The family room has direct city views and disappearing pocket doors to bring the outside in! And instead of opting for a cool breakfast nook, one of the favorite rooms of the house is just across from the kitchen: a sweet corner bar, with direct access to the pool loggia.

With a glass of wine in hand, mellow music surrounding, and all the doors open...getting out of those chaise lounges, is definitely a tall order...

How do you reach the front door from the street? What materials catch your eye? Is the landscaping prominent? What does the front door look like? Are there other elements, like water or lighting, that elevate it? And then of course, does the same experience then continue into the foyer? As we are preparing to travel next week to our biannual ACBC meeting, I figured let’s do a refresh…

Especially since we have three new members since we shared in our highlight many moons ago. We have proudly brought on from Kansas City, from Boston and from Seattle!

Patrick and Michael have been a part of this group for 20+ years. Liam and myself have only started attending since 2021. There is MUCH to be learned in these meetings. We are the ultimate sponges trying to soak up all the information we possibly can.

We see kitchens + breakfast nooks all the time, especially when the homeowners have kids or casually entertain. But have you ever seen a kitchen + cocktail space?!

Taking a mini tour of this well-loved Spanish estate we completed in - wait for it - 2012...

12 whole years later and it doesn't look like it is attached to a specific era-of-style, like farmhouse or glossy modern. Spanish is truly timeless and can ultimately be flexible with modern and traditional accents, decor, or tones. Go on, take a few swipes to see what we mean!

We received messages from family members who have never heard the story, friends who knew Sean personally, whom we haven't heard or spoken to in years, reached out and would share a memory or two, and those that never knew him, were also moved by his spirit.

Can you believe this house used to be a 1-story with the garage at the front?!

Now it's a 1-story with a basement and subterranean garage. To say this project was an undertaking, is an understatement...but as you can imagine, to maximize the home and design opportunities, it was absolutely worth it!

The other side of the front door is just as beautiful...but if we take a few steps back towards the nook, you get this incredible view of the large sliding barn doors that separate the office-flex-guest room from the great room, and the ceiling treatment!

From the pantry looking out, we have the perfect view of this galley-style kitchen, ending with the built-in-nook. Behind the nook seat there are two awning windows that have a counter height stone on the exterior, that acts as an indoor-outdoor seating when entertaining.

Right when you enter the home, just to your left you are met with a partition wall, that separates the entry from the kitchen. This wall houses the fridge, freezer and tall boys for pantry needs.

When a cozy kitchen also wants equal parts natural light, you'll notice the upper cabinets are almost non-existent! So beyond that sweet vintage pocket door, there's a walk-in pantry with plenty of storage!

Here's a secret: even if your home is traditional, you can absolutely achieve the modern-concept of indoor outdoor living!

Just off this kitchen is a hallway that is enclosed by partition walls and entire wall of glass. Once those glass doors open up, the terrace just off the hallway creates even a larger hallway.
