 Stable employment history is proof that you have a steady flow of income as well as a high ability to make mortgage payments. While gaps in employment history can impact eligibility or require more work to substantiate, however, it's not impossible to get approved.
 
🏠 Other debts you owe
 Your debt-to-income ratio (DTI) is used to help lenders determine your borrowing risk. This refers to how much income you are generating to service debt. Having a low DTI ratio is something that will show that you have a sufficient amount of income to service debt. This is something that will stand out amongst lenders.

+ What is the par rate you can offer? Many times we see buyers comparing one lender’s rates with another who is charging high points. When comparing rates, compare apples to apples, or the “par” rate -  no discount points being charged nor lender credits.
