Who pays the real estate commission and closing costs: the homebuyer or the seller?
A recent settlement by the National Association of Realtors® (NAR), effective Aug. 17, has led to changes in broker commissions. This settlement includes revisions to how real estate commissions are disclosed and negotiated, aiming to increase transparency and fairness for homebuyers and sellers.
In the past, sellers typically paid both the buyer’s and seller’s agent fees. As of Aug. 17, buyers are now responsible for compensating their agent. However, as a seller, you still have the option to offer compensation to the buyer’s broker.

📣 DFW active listings have skyrocketed by 44.7% year over year. However, closed sales are down by 11.6% with 8,276 homes sold in June.

The DFW area is home to some of the largest master planned communities and subdivisions in the country. As these areas are developed, Municipal Utility Districts (MUDs), Public Improvement Districts (PIDs) and other special districts are often set-up to finance the construction of vital public infrastructure that does not yet exist. The cost of the installation of this infrastructure is passed on to the final homeowners in the form of additional taxes that are paid after the community is developed. It is important for new home buyers in the area to understand these special districts and how they work to avoid surprises.
