No one is going to talk about the effects on title companies? You’re going to make a lot of money because you’ll have new job fee of handling paper work that agents won’t get paid to do. The same money will be involved just passed around differently! Surprise!!! Closing costs!!!! They will be MORE!
🎤Here’s the realization I’ve come to know about the changes in real estate:
➡️ A listing agent does not want to be at the house 24/7 to open the door and especially if they have several houses for sale in different areas.
➡️ This will keep listing agents more focused on their area and open up the market.
➡️If a buyer’s agent is no longer used because buyers don’t want to pay their fees, then the listing agent is going to have the right to charge the buyer a fee at closing because there is work on each end of the deal. And THEY WILL.
➡️ Listing Agents are not working both sides and not getting paid for it by the buyer with an already reduced commission.
➡️So buyers would be better off paying a buyer agent if they want to trust the deal, get into several homes within a certain timeframe.
➡️ Listing agents will see the need for the buyer agent and start offering a portion of their commission.
The chaos is:
➡️there will be less money to pass around. ➡️Commissions will be bargained between companies fighting to get the listing.
➡️Seller will start interviewing more agents and it will be CUT THROAT.
➡️Many seller’s will see that quality is also reflected in getting what you pay for.
➡️ Listing agents will have to prove their value
➡️ Listing agents will be busy on listing appointments and won’t be able to show the home.
➡️ listing fees will be more Al La Cart.
➡️ More for sale by owners and more fraud. (Imagine all the fraud we deal with stopping people from entering their home and now with AI… it’s going to be even harder for people to know the difference.)
The industry and public will try this new model and throw it away. There will be chaos. Just do your job and service the public and the public will reward you.
