Real estate is the best personal investment you can make. Instead of renting and paying someone else’s mortgage on your property you’re making a monthly deposit in YOUR future.

In 2023 we sold the fewest homes since 1995. Which means with lower interest rates on the horizon we have people itching to buy this year. You have a short window to get in and buy your new home before rates drop and home prices jump. That’s just the way it works. Every day I am communicating with investors in Northwest Arkansas about investment properties. Would you like to be on that call or text list? Just let me know.

There are properties that hit the MLS. If they’re a good value they last about 1 day. You have to be ready to act. If they’re off market deals I can call you and we can talk them through. Ask all the pertinent questions and evaluate the financial health of the investment.

We’re looking at the properties to determine the condition of the property. Has it been remodeled? Has the roof, water heater and HVAC been replaced? Is there a big lot and possibility for a lot split and additional units? Will it tote the note and if so what kind of positive cash flow are we looking at? What is the year-over-year appreciation of the area surrounding the property? The list goes on…

It’s only been a few weeks ago, but I can’t remember who said the above quote. But it stuck to my bones. Comfort is by far the greatest enemy to growth. My life and career today are living proof of that.

Spent the better part of my day in Shadow Valley. The last few months have given me a strong education in Bentonville and Cave Springs seeing dozens of homes in places like Shadow Valley, Scissortail, St. Valery Downs, Healing Springs, Pinnacle, Otter Creek and Downtown Bentonville.

Lots of market research on appreciation in those areas as well as amenities in each location. It’s been a crash course, but also one that will benefit many of my buyers for years to come.

Market research is critical when deciding to make your home purchase. For most of us buying a home is the most impactful financial decision we will ever make. I hope you’ll be blessed with an agent willing to dive into the data to determine what’s best for you.

Ask yourself if the home you’re considering is priced appropriately based on a Comparative Market Analysis of the area you’re buying in. Determine if it is a good capital investment to upgrade the home and what the return will be on that investment. Finally, look at appreciation in the city, county and even more specifically the neighborhood you’re planning on buying in. This will give you a good idea what type of long term investment you’re getting in to.

I’d love to be the one doing this work for you. This morning I’m working on research for a $1M+ home in Benton County. There’s no replacement for data and the math.

In 2024 I want to amplify my investment in Springdale, my hometown. As I considered how fortunate I’ve been these last few months I thought “how can I impact as many families as possible in a positive way”. Here’s what I determined.

When I pass the $5 million in real estate sold, which I believe will happen in the first quarter, I will donate $10,000 to pay off past due lunch accounts in the Springdale School District.

This is my public pledge to act and my challenge to other Realtors to join me. Not to match what I give, though many are more successful than I and can do so. But to contribute something to the idea that we can take this small worry off the plates of our Springdale families. As promised earlier here is a look as some theoretical examples of interest rates and what a 1% difference can make in your monthly payment. Rates continue to fall and on Zillow yesterday it showed rates as low as 6.26% on 30-year conventional loans. No credit guidelines were relayed.

There’s going to be a tipping point in this country where people who have been saying, “I’m just not going to buy at 8%”, jump back I to the market. There are no guarantees, but my informed opinion says that when we see a 5 on the front end of mortgage rates we’re going to see a spike in loan applications and when that happens you’re going to see home prices begin to rise again.

You have a very short window of a few months here where rates have fallen and mortgage applications haven’t risen commensurate to that fall yet. But when they do home prices will surely climb. It’s the way the American housing market works. Buy now at the better price per square foot and refinance in late 2024 after we’ve seen the few forecasted rate cuts from the fed. It’s not a sales line, it’s good advice.

Full disclosure…I’m exhausted, and with just 11 days left in the year and the holidays fast approaching it would be easy to rest on what I have closing in January. Which is going to be close to $3 million. But there are people who still need our help as Realtors.

If you’re on here it is likely you saw the graphic yesterday shared or posted about 100 times where interest rates have been plummeting. So much so that 30 year conventionals are in the low 6’s and FHA rates have fallen into the 5’s. But what does that really mean to you? Later this evening I will present some graphics to lay out for you what those interest rate drops can mean from a monthly payment perspective as well as ways you can get into a home with no down payment and get your closing costs paid as well.
