Being able to shoot down to Tampa for 4 days with my 3 leading ladies (Sam, Isla and Mom) for our friends wedding was another reminder of how far we've come. As an employee, I would have had to hope to get work off for this. Now I just take the time when I want to. I hated that feeling of working for a company almost 65 hours a week for almost 7 years and feeling guilty for even asking for a Friday and Monday off. That is ridiculous.
If that feeling is present in your mind right now, start looking into making some changes because it's not going to go away on the next wedding or trip or even funeral you want to take time off for. Our employers do not prioritize employees personal lives. And you know what, they don't have to. But you have a choice whether you accept that or not. People have offered me multiple six-figure jobs since being self-employed, and the truth is it would take an incredibly interesting position making well over a half million dollars a year for me to even consider working there for 6 months. I feel like I would do it just out of curiosity to see if I can help that company out at this time, and I know that sounds Wild but that's where my head is at and trust me when I say I know I sound crazy when I say that! Why do I sound crazy? Because it's so absurd compared to how I used to live and how I used to submit to will of my employer
Every exhausting traffic filled drive. Every time I went above and beyond unnoticed. Every passed up promotion for the brown nosed idiot. Every time I had to cut a trip shorter than I wanted it to be because I didn't have any more of those stupid three letters, PTO. Yesterday, I successfully sold a flip, yielding a net profit of $59,000 over 9 months - a rewarding achievement despite the hurdles faced along the way.
The journey was not without its challenges. It began with a delay as our contractors were wrapping up other projects, meaning serious work on this property didn't start until July, three months after purchase. By October, we were ready to market the property. We quickly received a full-price offer, but the buyer withdrew post-inspection due to concerns about the windows and roof. We addressed these issues, but that deal fell through. Eventually, after fixing the roof and attracting two more potential buyers, the third offer led to a successful sale.
A significant learning curve in this process was managing the Fix and Flip financing, kudos to Sam for her first full rehab co mgmt! She did a fantastic job, but the process was still tedious. Budgeting was another challenge as contractor costs exceeded expectations by 25%, leading to an unforeseen $10,000 in repairs, not covered by our Fix and Flip credit.
Regarding the costs, we also had to bear the mortgage and utility expenses, which totaled about $26,000. When subtracted from our $59,000 proceeds, we netted $33,000, translating to a monthly income of $3,666 fyi we still owe taxes on this, call it 20% so the yield would be 2932 then.
Overall, despite the stress and challenges, quite positive. It's a testament to the fact that house flipping can be profitable, though it's often more complex and demanding than it appears on social media. With each project, we're learning and improving, aiming for even more successful flips in the future. Let me know if you have questions or if it helps you understand flipping better!

When you go from an intention to a habit everything becomes so much easier. Your body and mind go on autopilot.
When I bought my first property I started with an intention and I was absolutely scared. "What if I screw this up!"
That's all I could think of.
By the time I got to my second I thought "I should probably be okay here but I hope I don't screw this up." Sure enough we did fine.
By my third I said Maybe this will go even easier now that I'm two for two." And yes, it went well.
Now at 51 properties I don't even think about if it's going to go well I just expect it to. Do all of them go well? No. But your tolerance and understanding of everything gets incredibly improved one after the other.
Whatever the case, if you don't start with some serious intention and align yourself with a real support group of experienced people, you run the risk of never getting to the habit phase.
