๐ฃ Offering to pay over asking price on a home in any market really depends on the situation. A couple of months ago it would have been easy to say yes, but still not every home received offers for over asking price. I was in fact during that time able to help numerous buyers purchase homes at asking price or even below.
One easy way to gauge if you should consider offering more than asking price besides checking comparable sales is to see how long the property has been on the market and what homes are selling for nearby. If the average days on market is 10 like it was in August and you find a home that has been on the market for 100+ days then I would say that the home is overpriced and you should come in under asking price with your offer. On the other hand if you see a home the very first week it hits the market and you know there are other offers in hand, it might be wise to offer over asking price in that situation.
As you can see in the graph above sellers went from receiving an average of $25,000 Over Asking Price in May to $11,000 Over Asking Price in August. That means that buyers are being more cautious with their offers and sellers are willing to accept that.
THE MOST IMPORTANT RULE when offering on a property in any market is to know the current stats before making your offer. Not just the stats of the entire region but stats in the exact neighborhood you are looking to purchase into. That is where I come in to make sure you know your numbers and that you feel great about your offer. Same goes for if you are thinking about selling. I will give you a full analysis so you know a price range that your home will likely sell for before you even put it on the market.
