New changes to California foreclosure law add a 45-day window to qualified buyers (tenants, prospective owner-occupants, nonprofits, etc.) after the date a trustee's sale to the public. This is a law designed to minimize the number corporate landlords buying properties related to a pandemic recession. Read more by clicking the link below.

Senate Bill 1079 Fundamentally Alters the Foreclosure Trustee Sale Process in California Senate Bill 1079 was introduced into law by Governor Newsom on September 28, 2020. The law fundamentally changes the foreclosure sales process by adding a 45-day window for certain eligible bidders after the trustee’s public sale is complete. How I’m feeling about today.
Building business in a pandemic is a huge challenge and opportunity for massive growth, at once. To adapt, I lean into what I do best, build relationships. Over the years, I have formed many positive relationships, though I don't always do a great job of maintaining them because things are go, go, go.
The stop in action forced me to dive into those relationships and expand "inward". I focus on providing value, not the other way around. I know my place in the ecosystem, so there isn't urgency. And that word, ecosystem, it's one that is important to what I do. You can call it a network, but I think ecosystem is more appropriate to the work that I do.
Ecosystems thrive when everyone eats. I am constantly tallying community assets and aligning resources. Often the biggest wins don't come from an infusion of new funding, but an alignment of ideas and partners, who together achieve more than they could have ever individually. When it comes to funding, the spoils go to the collaborators.
What are you thoughts on building business right now?

Amazing evening painting with David Garibaldi, family and friends. Nancy, Diana Joachim and I joined the fun and David made it super engaging fun and easy to follow along! Made it even more special that we were celebrating winning a major workforce development grant that will bring this concept to multiple subject matters in the arts. It’s LIVE! @ Woodland, California
I'm ecstatic to announce that our group, Animation Intern Education and its nonprofit partner CreatorX, is part of this amazing collective led by the Greater Sacramento Urban League for the City of Sacramento. We will be revamping distance learning/project-based Career Technical Education and development opportunities that will lead to internships across the .
Public-Private Partnerships are an important part of my law practice. I love building strategic partnerships and collaborations that yield far greater and sustainable results for our communities than if we go it alone. Often times I do this through technical grant writing as well as good old fashion advocacy and relationship building. During the coalition-building process, I always tell my clients that being willing to give up a piece of your pie is necessary to get something back far greater in return. It's always true.
The efforts of Collective 6 represent exactly that. People from every corner of Sacramento, dedicated to making a difference, coming together to make an indelible impact on the city.
A huge thank you to Louis Stewart, Cassandra Jennings, Khaim Morton, and many more who sacrificed to make this dream a reality.

Ask me about being a Rotarian!
We hope you are enjoying getting to know our fantastic group of Woodland Sunrise Rotarians!
This week....please meet Mr. Ben Cadranel!
Born in Paris, France, Ben grew up from the age of 3 in Seal Beach, CA. He made the transatlantic flight alone from Los Angeles to Paris for the first time when he was only five years old and has not stopped traveling since.
Ben moved to Yolo County in 1999 where he attended UC Davis majoring in (you guessed it!) French Literature. In 2008, Ben graduated from McGeorge School of Law with his Juris Doctorate. During his time at Davis and McGeorge, Ben spent nearly two years abroad studying in Paris and Brussels. A true man of the world, when Americans hear Ben speak they think he's French; when French people hear Ben speak they think he's Canadian or Dutch!
Ben has spent the better part of his professional career focused on community service in addition to making Public-Private Partnerships a central theme of his law practice (Ben is a Senior Associate at Young, Cohen, Durrett LLP). Ben currently volunteers on the Yolo County Library Foundation, the Yuba College Foundation/Woodland Community College Advisory Board, The LGBTQ-focused San Francisco Philharmonic Orchestra, and works with Animation Inter/CreatorX a workforce development organization committed to bringing career pathways to diverse and under-resourced student populations.
In their free time, Ben and his wife Nancy, a sociologist/Librarian-in-Training working for Yolo County Library, enjoy outdoor activities with their son, Joachim, 4, and travelling whenever possible.
Ben joined Woodland Sunrise Rotary to make an impact in his community by leveraging his time and resources with other like-minded, community-focused individuals.

To be honest I almost didn’t post this video because I say something profound like “agree to an agreement”...but I’m not perfect (no matter how hard I pretend to be) and I think it’s a good example of moving forward even if things aren’t exactly what you want.
This and update discusses 1410, which attempts to address landlord/tenant financial relationships impacted by the pandemic. This bill applies to owners who are seeking creative ways to assist tenants without taking insurmountable losses. This legislation relies on and a healthy dose of

Small businesses are facing unparalleled pressure to survive and are being faced with tough choices during this pandemic. We explore what landlords/owners can expect from tenants as we move in to the next phase of recovery from the pandemic.
Here is a recent article I wrote about closures, , and . These are a few of the things we can expect to hear more of as the claims more small businesses across the country.
My goal is to promote substantive and open between and about what it will take on both sides to this pandemic. Both sides are combatting the same thing, albeit from different vantage points. A collective approach will yield better results for all concerned.
