Having a conversation with my son today after he got off from work...he is a very thought provoking individual. We chatted for almost 30 minutes. At one point he asked me what I would change about the way we raised them. I mentioned a few things and let him know that even though there are some things I'd change with hindsight, the way people compliment their behavior (since they were toddlers) and mannerisms is enough for me to know that we did something right. He said, "That's true but the people don't live with us to see everything we do (good or bad)." But he also said that on a scale of 1-10, they were raised an 8.5!!! Woohoo. I'll take it lol :). Love my kids. Life if good. Jah is great!
Today was an extremely eventful day! I closed two land deals in which both were waiting on good news.
Well, it turns out on one, we got 2 for one. The property was under contract with another party, but they didn’t realize they really could fulfill their plans…and they backed out of the deal. However, with persistence and the right approach, anything is possible.
Floating all the way from Zoning and Development Review on the 2nd floor to Public Works on the 3rd floor, all the way to the 10th floor of the Building Inspections Division…I didn’t even realize there was a 10th floor, y’all!!! 🤦🏽♀️🤷🏽♀️Met some really cool 😎 and knowledgeable 🤓 folks and gathered some great intel.
2 more properties to permit coordinate for. 2 more properties to list for the right and ready buyer in the near future! 3 BR 2 BA 1,262 sqft. DIVINE TRANSACTION | LONG STORY NOT SHORT
I had a client who was looking to purchase a new construction home. The kicker, of course, she needed to sell her current home that she had been living in for the past 16 years. Ms. Client did not want to make any repairs as she just wanted out of her current home that she could no longer climb the stairs in. Now, with selling a home "AS IS," we know the "investor vultures" will try to come in attempting to lowball the heck out of you. Being well versed on both sides of the spectrum, I had my antennae up. Let's just say in less than 48 hours, we had Ms. Client's home under contract and in range of what she needed to move forward!!!
I want to emphasize...WHEN THE HOUSE IT PRICED RIGHT, IT WILL FLY OFF THE SHELF (do not miss the fact of LESS THAN 48 HRS we were under an acceptable contract)... I am the real estate agent who gets homes sold and doesn't just list them for sale.
Now, back to Ms. Client's story. Believe it or not, even though we listed the home for sale AS IS, Ms. Client was okay with splitting the cost of a new roof with Mr. Buyer. I absolutely love cordial people and that fact that everything in real estate is negotiable.
Back to the purchase side of the new construction home. If you have not discovered the Adam's Home at Summerglen community, you are missing out!!! I am so blessed to have been working with the listing agent, Lakisha Ross, Realtor. When I tell you that for many valid and some not so valid reasons, this transaction almost fell through the cracks on many occasions. So much so that I was asking myself, "Was this meant to be?' Kid you not and not trying to sound cliché', but the Bible verse came to mind,
Ezekiel 37:1-10
He asked me, “Son of man, can these bones live?” I said, “Sovereign Lord, you alone know.” Then he said to me, “Prophesy to these bones and say to them, 'Dry bones, hear the word of the Lord! This is what the Sovereign Lord says to these bones: I will make breath enter you, and you will come to life.
When I tell you, Lakisha and I breathed the Word of the Lord over this transaction...so much so that I walked directly into the bank and spoke with the branch manager and waited 30 minutes to receive a document that underwriting should have been pursuing...just to ensure we got the CLEAR TO CLOSE. She stayed on the phone back and forth with another agency waiting for a different email needed to clear conditions. If "make if happen" were a person, put our picture next to it!
Alright alright...long story short, now, lol! I closed her 1st home Tuesday, 4/30 and she received the keys to her new home Thursday 5/2 (after thinking she'd be homeless and living out of a hotel for weeks). Mannnnn, call me if you need to get you home sold expeditiously or call Lakisha if you want a new home in Summerglen!

Juggling 3 real estate deals right now along with 10 addresses for permitting. The permitting is cool but my RE deals have been so fickle it’s crazy! I have never had a deal to fall though…annnnnddd, I’m not about to start now.
I WILL get Ms. Seller out of her home and into her new construction home so that she doesn’t have to climb stairs any longer. I WILL get Mr. Buyer 1 into his “new to him” home with a brand new roof. I will get Mr. Buyer 2 into his new home with little to no closing costs.
That’s it. That’s what’s going to happen. I don’t know what else to tell you.
When I say a well deserved addition to my Real Estate career...An investor caught wind from a contractor that I was a Permit Coordinator. Not just any Permit Coordinator but an efficient and effective one, at that. The introduction was made and during the conversation, the investor let me know that I was being vetted up against some larger companies. I'm never frenzied, therefore, I pitched myself...Charity Lynn Weston LLC (I am my brand)...I asked some clarifying questions as to their expectations of me and made some statements as to my expectations of them. A few days later he called to let me know that I was the chosen one lol ❤ 🤣. He told me that they'd give me a go with 5 addresses. They watched me work and said they liked how I moved. Knowledgeable. Quick. Industry expert. Then guess what...he gave me five more addresses to move. Low and behold, this man told me, "Charity, to let the truth be told, we are going to be building 40 to 50 houses."
I said all of that say this...Make your requests know unto Him and if it is His will, let it be so. And don't just ask...put some actions behind your ask. Duck your head and work behind the scenes for all those who exalt themselves will be humbled, and those who humble themselves will be exalted. Then give your testimony and give Him the glory.
1 John 5:14-15 says, “And this is the confidence that we have toward him, that if we ask anything ACCORDING TO HIS WILL he hears us. And if we know that he hears us in whatever we ask, we know that we have the requests that we have asked of him.”
In conclusion (because y'all know I like to post essays lol)...send someone my way who might not want to push, shuffle, organize paperwork and fuss with the city. I am not a closet worker. On the forefront.

Tonight Matt Ros and I were jovially speaking about her flag football game even though they lost. I’ve been slacking on cooking and I promised Ros I’d cook tonight…making chicken and shrimp Alfredo with crescent rolls. Pandora was playing in the kitchen to keep the mood light and all….
Ros was texting on her phone and I leaned in and looked at her phone and was like, “What they talkin’ about?” She became defensive and was like, “I don’t ever just come to your phone and read your texts.” Matt heard her response and said sternly, “Jit, you’re not grown though…like what?!” Me personally, I was about to go off but I’m like, nah…nobody will get me frenzied...nobody. I was just thinking to myself, she can find a way to pay for that phone bill herself. I will simply disconnect the line. No one will take me out of peace and I mean that. I teach, encourage, instill and it’s up to the individual to implement what’s been given. I told her, “Ok, I was just joking…not even reading the message for real.”
So, I came to my room and sat and contemplated how to handle it further because in the past, I’ve been know to act emotionally and fly off the handle and get my BP sky high. As I’m doing this, she pops her head in my room a few minutes later and says, “Ma, I’m sorry for coming off the way that I did.” I told her thank you for your apology because you were wrong in your response. Now, go ahead and put the phone on my nightstand…it’s time to do a random check.
Parents, do not sleep on these children. I love them. They are smart. They are cute. They are talented. They are athletic. But……they are not slick lol 🤣🤣🤣🖤🤎🖤.
I like for you to know that we take beautiful pictures but our lives aren’t picture perfect. You are not alone.
Very valid point…
So many emotions zooming around my little body right now. Strong, smart, hard working, loving, caring and resiliant...I am. But today, I cried and I mean big tears lol. And it's okay. I like to have transparent moments like these because people tend to think I don't. I have a close friend and she says that I always seem so hard and never bothered by much. Another comrade expressed to me, "Looks like your life is ripe with joy and family?! What else could we ask for?" My response to him was, "Life is good, yes. And Jah is great! However, it does present its challenges that we don't oft expose to everyone. There is enough negativity in the world, so, I try my best to keep everything positive and moving in forward motion." I get sad. I get angry. I get frustrated. I hurt. But I also realize there are designated times for that...knowing good and well, there is no way I'm staying in those emotional ruts. It feels good to get it out, yes, but wallowing in it definitely does not feel good. So, I pick myself up, dust myself off and repeat some affirmations to myself while looking face to face with my cute self in the mirror...and I keep it pushing. Cape on most days. Cape off some days. At least I have the day...and I am here for it!

You already know I'm an effective orator, so let me just get my story out lol.
Okay...why is it that I become so attached to my clients?! This lovely couple right here...let me tell you...we spent so much time together that they are my cousins now lol.
Back story: I met Glen when his daughter and son-in-law first moved into the cul-de-sac in my neighborhood July 2023. I introduced myself. He and I chatted for a while about the neighborhood. Before we dispersed, I let him know that I was a real estate agent and if they ever needed my help, I'm only 3 doors over.
Glen and his wife Cindy live in PA. They came back to visit their daughter and son-in-law the 1st of December 2023. They received a wonderful surprise that their daughter will be giving birth to their first grandchild in June! And, it's a boy! It was decided at that moment that Glen and Cindy wanted to sell their forever home in PA and move to Florida to be near and help with the grandbaby.
I was sitting in my garage 12/2/2023 when Glen walked over to let me know the great news. He said that he remembered I told him I was a real estate agent and that he'd like my help. 12/5/2023 we started our search. 30+ houses and 3 contracts later, we were finally under contract 1/17/2024! And in the process, they actually had to return to PA because their home was getting under contract.
Now, the home we found for them was shown via Facebook messenger and FaceTime by me, their daughter and son-in-law. We actually looked at like 6 houses Sunday 1/14/2023, stopping at Dunkin to take a break and chat for a bit. This was our last ditch effort because Glen, Cindy and I had not found one before they left to go back to PA. Glen and Cindy didn't physically see the house in person until the morning of closing for the walkthrough after they drove back from PA and couldn't have been more pleased!
Over the course of time, Roslyn has even become their daughter's paid dog-walker when needed. I've been invited to cookouts and they've been invited to mine. And Glen is the same one who pulled off the rode with me and changed my tire when I had a blowout while showing and we kept it right on moving along. They showed up yesterday at my door with a heartfelt thank you gift. We are inseparable, now. I have added to my family with this one right here.
With me, it's always relational...never transactional. (I think I just came up with new slogan!) That's how I succeed!

You are invaluable and cherished. And then there are those people that I don’t talk to often, but the time space continuum between us seems to never be disturbed.
