Despite ongoing uncertainty in the market, these stats are encouraging. New listings have increased, but not so dramatically as to cause concern about a surplus of homes. Closed home sales are also up compared to May 2023. Although the median sales price saw a slight increase of less than 0.5%, this is typical, as sales prices historically rise year over year. One of the most encouraging stats for sellers is the decrease in days on market from 2023. It's reassuring to see homes selling faster, which may motivate hesitant sellers who fear their homes would linger on the market.

Overall, this data highlights positive market trends that we hope will continue throughout the year. The balanced increase in new listings, higher number of closed sales, stable median prices, and reduced days on market collectively indicate a healthy real estate market.

We were thrilled to present Habitat for Humanity of Southern Utah with a check for $15,000 last Friday! This donation was made possible by everyone who participated in our May charity golf tournament. Thanks to your support, we're able to make a positive impact in our community.

A representative from Habitat for Humanity shared that the funds will go towards their 26th home, which will be for the Engebretsen family. This home will be fully handicap accessible to accommodate the father and daughter, who both have a degenerative condition and will eventually be wheelchair bound. The new home will be built with features that will make their lives easier and enable their support system to assist them as needed.

Utah home sales increased in February with help from a decline in interest rates late last year. The housing shortage continued to push up housing prices, which rose 5.4% in February compared to the year prior. Even with Federal Reserve rate cuts expected later in the year, more housing supply is needed to promote affordability. The 2.8 months of inventory is about half of what is needed for a balanced market.
