Hey friends it’s time to safely move forward with those home improvements and house enhancements. We are all spending to much time at home now and for the foreseeable future. Let’s take that time to make our homes more fun to be in. Keep them in shape ready for the time when we deside to sell or keep our castle.

Ok, how does the height of a ceiling make you feel when you walk into a room? .....
Personally I can adapt to almost any height. My 11 homes over that last 45 years have been all over the map just as yours may have been. From 8ft to 12ft to vaulted. Most homes can also be decorated to make a room feel taller, wider or deeper. Take into account your needs before you shop for a new home. Don’t you love a good nights sleep? I think most people long for the quiet restful slumber that brings comfort in these strange times.
Most people undervalue the importance of the bedrooms when searching for a home. I don’t mean the number of bedrooms. But the location, light exposure and airflow are so important to a good nights sleep. I am bringing this up because the idea of only shopping for a new home via virtual tour is flawed. We should feel a home. See how a home flows and what’s the light like as the sunsets. Hire an agent that gets it. Does the work and helps you SEE not view your next life purchase....

Now that many of us are sitting at home more we need some great house entertainment.
For me it’s looking at fun, sometimes historic and always interesting properties. This new listing In New York is a fantasy fulfilled. Amazing historic bones, architectural perfection and a location that is perfect..Check it out and kill a few minutes .
As we are all looking ahead a few months and see our world close in with separation issues I see the market slowing down considerably. Mortgage rates are awesome if you can keep your job. But many will lose their jobs along with their homes which will depress home prices. Included in the downturn will be the lack of some buyers wanting to spend time inside strange homes.
That being said this is an awesome time for home projects and readying your home for your future and today. This all will pass and the market and home values will return with gusto. I know it doesn’t feel like it but Spring is not that far away. It’s a good time of year to take into account our homes. It’s repair needs and what our plans are for the year.
Seth and I are talking about a larger home and like you the options are overwhelming. I brought our home when I was single and it’s truly to small. That doesn’t mean I don’t still love it for many reasons. Then I ask myself, what area do we want to live in? Do we want a condo or a house? How much space do we really need? Now ask yourself where you want to stand this spring and if you want ideas or help call me. I will stage your current home, sell and market it at a top price and find you that new space.....

Vintage homes are in my blood. The first home I restored as a young man of 25 was in lovely Stillwater. It was a ca1854 Greek revival house. Located on the North hill area of downtown Stillwater overlooking the river and valley. Built by a river boat captain on its lot for the close location to the river and the docks. That lit my fire and with no money and little experience we made it happen. If I could make it happen then, YOU can make your home dreams come true now.

Well it’s 2020 and I feel like it’s time for me to look around our home and take into account our plan for the year. I am methodically listing the paint, floors, ceilings and windows the need touch ups and attention. We are all hard on our homes and letting them fall into disrepair can be costly .... I will then take my list and work down the items one at a time..... Adding to my list is the fact my design-sensibility’s are leaning towards cleaner simpler lines and spaces. That means pulling out items and finding a place for them.

I don’t know about you but last weekend was a great couple of days to start changing out your home for the holidays..... I love decorating our home for the winter..Much like this image I start with cross seasonal accents and work into full holiday mode. Notice the trees and wreaths left just green, with some pink accents for now then later changing it out for other colors. Maybe reds, silver and gold ..... Enjoy the change and move forward little by little.

Are heated driveways worth it? 11/10/2019

BURR.... With winter coming, we all run the worst of it thought our minds. I can remember shoveling by hand the corner side walk and three car parking space that was behind my brick home in the Cathedral hill area of St Paul. It was during a 12in snow in 2010. I had renters at the time and had to get it done at 5am...
Boy would I have loved a heated drive way and sidewalk. I prefer concrete driveways but you can heat asphalt as well.

Let’s talk fireplaces..... This is the time of year I miss having a fireplace the most. I have owned a home with as many as 4 but my last two homes have not had one. To me they add an intimacy and warmth to a home...
People argue about natural wood verses gas inserts. Having had both as you may have, I like both. I prefer gas in a bedroom and wood in the main living spaces....
My helpful hint is to never trust that the home you are buying has a fully operational fireplace. Invest In a fireplace inspection. Several clients in my past have been very happy they did after finding they needed repairs before closing .... Call me I can help! David.

What kind of internal home spaces do you like? I have sold historic and vintage homes as well as new construction....
Today most people want an open floor plan with a kitchen and living area in one. I owned several vintage homes and built new homes, I love them all. My vintage homes had lots of different rooms but none of the open spaces you find today .... I liked that but the minute I built my first property from scratch I realized how great an open floor plan is....Make sure you experience and live in both for a time.... How do you feel about the lighting in your home? ... This image is so comforting and romantic looking but we know it’s not practical.... I myself love a balanced low light in our home. I have constant even light around my home 24/7. From picture lights on my paintings to small table lights warming the room with color..... Make it your own, my friend Sally likes bright light always and it really annoys me, lol. Julie on the other hand only keeps on lights that are essential and I can’t help myself from wanting to walk about her home and turn more lights on.....We are all so individual ....Find your comfort zone when it comes to light and make it happen. The next time you see a lighting store take the time to check it out and enhance your space with a new brilliant and enhancing glow......David

Bathrooms!... We all need them. I have owned homes with 1 to 5 bathrooms. My theory is just one is great but it needs to be right. Right is what’s personal and particular to you ..... If you are going to invest in your home or improve it for resale your bathroom and kitchen are the best return on your money. But also your costliest. Please consult with a professional and also make sure you hire a licensed and proven plumber. A poorly executed remodel can cost you a sale after a poor buyer inspection ..... Kitchens come in SO many shapes and sizes. I have renovated or restyled 11 kitchens of my own without any formal education or training. Not smart but I have been lucky and learned so much.....
Look around your kitchen and list any features you can improve. Maybe it’s color, new appliances or opening up a wall to expand your space. If you can’t decide on your options and want a little guidance please give me a call. If I don’t have the answer I have a list of designers to help..... I adore color!!! In this current world of blended whites and lights, color contrasts can make things more interesting. What’s you color concept! I am not talking about blues that blind or reds that anger but like the coral colored wallpaper in this image, color can bring out the detail in a room and make it so interesting ....
What I like to do a couple times a year is go to my paint store, have them lend me their biggest color wheel, sit on the floor in my home and see if their new colors will brighten my day! Color is the cheapest way to freshen your home.... Give me a call and I will sit on that floor with you and pick some new colors out! ... Always keep your home up, you never know what tomorrow will bring .... Maybe a move and I can help....

How do you feel about this traditional interior design look and feel. Times and styles change constantly and I for one have loved what I see. Designers are mixing fine antiques with contrast and deep color. Some are taking those same deep colors and applying them to a clean lined mid century modern feel, I love them all .....Take a look around your home and see if you can freshen your look in a direction that makes you feel happy. Vintage homes are a little more challenging when is comes to adding or upgrading your laundry room and new construction is not always as smart as you would think ....Vintage homes may have quirky spaces that aren’t big enough or located in a convenient location ..... When I am searching for a new home I try to view the home of my choice a several different times durning the day... I myself prefer a northern exposure with big windows because I enjoy a soft warm defused light. A room with a view.... How important is the view or location of your home to your well being and pleasure?..... You all know I love a good view! I have had properties with river, valley and city scape views at different stages of my life... Location is important as well. I like a visual property that has good cub appeal and a happy presence.... Color can make or break a room as far as I am concerned and can affect our mood... I for one am very sensitive to the feel and tone of a room color, are you? ... Its been shown that a person can be calmed by color ... For instance my bedroom is in a color called dolphin grey by Benjamin Moore , a very dark rich gray that helps me sleep and feel relaxed..... I for one love home bars, all sizes and shapes. My mother would have said it’s because I like adult beverages.....
