The downside of inadequate funds:
--> Pass on costs to homeowners (increased dues)
--> Borrow money ( Increase dues to pay back the loan)
--> Sell some assets

• Outside of investing if you just want a Single-family home go to a bank, credit union or mortgage lending company and apply for a loan.
o If you qualify ask how much did you qualify for? (Get your pre-qualification letter because the market is moving fast)
o If you don’t qualify ask what needs to happen for you to qualify? (9 times out of 10 its credit now we have a starting point)
• Multi-family: Banks will give you up to 85-95 rental credit for the other unit(s). (You typically qualify for more based off projected rental income)

* You get rental income and asset appreciate over time; you can use this income to justify getting another loan*

When I bought my first property, I told my father 6 years ago to buy a house. Last month I told him rent in the Tampa Bay Area has increased by 18-25% last year and it will continue. Last week he told me the landlord stated he was increasing rent. It just registered to him he has been renting from the same guy for 20 years. He is retired on a fixed income and rent continues to increase. The Landlord barely repairs anything, nor has he upgraded the dwelling. Sometimes life’s (Situations and Conditions) are the best methods of communication.
