We finally have a footing poured at our . This will be the future home of five luxury townhomes in the heart of downtown Salem. It took a lot of patience to get here but we can finally start making some progress.

We opened up a access hatch on a first floor unit in a historic building today. We found over 3’ of space between the first floor unit ceiling and second floor units subfloor. The original material, seems to be all metal panels for walls and crown moulding details, we believe this space was once a storefront back in the day and had 11’ ceiling height. We didn’t they keep that ceiling height when converting it to an apartment? We will never know.

Transformation Thursday!

We acquired this 6 family in Salem a few months back and have been going to town on a facelift ever since.

Brand new windows, siding, roofing, and gutters fully transform with property to a rundown, high maintenance building to a very low maintenance esthetically pleasing building for people to call home.

We’ve also updated 3 of the 6 units inside and converted the old oil furnace and water heaters to high efficiency combi units to help all future occupants save money on their energy bills!

All the exterior walls have spring board bracing to straighten the walls. The spring board allows tension to be added to make sure the wall is straight before setting the second floor joists.

Rain set us back a bit but the main beams for the 1st floor are in and ready for the 2x10 floor joists.

Foundation inspected today at our build. Underground water and sewer were installed and backfill has begun. Hope to have the bulkhead installed end of week and ready to pour the basement and garage slabs early next week, weather pending.

The plan is to have our framers move from our build right over to the build.

Timing is everything in this business!

Dampproofing is intended to keep out soil moisture while waterproofing keeps out both moisture and liquid water. Buildings have been dampproofed for years, a practice that used to be mistakenly referred to as waterproofing. The International Residential Code (IRC), in Section R406, specifies the conditions that require either dampproofing or waterproofing. Any concrete or masonry foundation walls "that retain earth and enclose interior spaces and floors below grade shall be dampproofed from the top of the footing to the finished grade.

Foundation at is getting stripped. We marked out the layout for damp proofing this morning in hopes the weather holds up and we can get done today.

Here we go! One foundation was poured this morning at our and another footing is ready to go tomorrow at our .

Winter is right around the corner and we’d love nothing more to get these projects weather tight before the bulk of the winter weather hits. Let’s see how we do!

“Ufer Ground”

A concrete encased electrode can be made from bare copper wire or rebar within the footing. Part of the requirements is that the concrete encased electrode must be encased by at least 2 inches of concrete and located horizontally within a portion of a concrete foundation or footing that is in direct contact with the earth or within vertical foundations or structural components or members that are in direct contact with the earth. Whether horizontal or vertical, if rebar is used as the electrode, the concrete that encases it (not the rebar) must be in contact with the earth.
