This backyard is a prime example of functional simplicity. Although the yard isn't incredibly large, the designers were very thoughtful when creating the lay out 🧠
The large windows and custom doors enhance the indoor/outdoor experience, and making this home perfect for entertaining day or night. 🥳
Black home accents are a big trend in décor. Black cabinetry and panels are also starting to show up more often. Would you have them in your kitchen 🖤
This property has been under construction for about a month and a half and we are getting close to the finish line 🏁
Inside of the unit is just about complete, and our team decided to really elevate the outdoor space with the addition of a deck! It's always nice to maximize space and feature San Diego's beautiful weather and year round sunshine ☀️

Have you heard of this real estate term❓❓❓
A 3-2-1 buydown is when the buyer decides they want to lower their interest rate for the first 3 years. In this scenario, the buyer would pay an interest rate of 2% the first year, 3% the second year, and 4% the third year, but would have to pay the full 5% from years 4–30.

As you likely know, when you sell a real estate investment, you make capital gains, or at least that’s the hope. However, those profits can come at a price depending on the circumstances. You could owe taxes on the income, which can deplete the money you earn. The 1031 exchange or like-kind exchange is a way to avoid this issue.
✔️ A simultaneous 1031 exchange occurs when you sell a property and buy another on the same day. You transfer the profits from one property to another, never taking possession of the cash, which would trigger the tax liability.
✔️ A deferred 1031 exchange occurs when you sell a property, and within 45 days find another property to invest in, again deferring the tax obligation since that money went back into a property purchase
