We aren’t surprised this darling single story in Westwood sold over the weekend.

It’s great having a seller that trusts the process, too. We’ve had great success utilizing the MLS “Coming Soon” status and giving agents a little time to inform their buyers and schedule their showings well in advance. It’s like having a virtual line outside the house (without the crowds.)

“We’ve received multiple offers but the seller and I would like to try to make this work with you and your buyer.”

🤷🏻‍♀️ Do you want to know WHY?

📞 It’s because Megan was the only agent to call him prior to writing the offer and the lender Mitch Palmer was the only lender to call after the offer was submitted.

Communication is key! It helps us to develop rapport with the listing agent AND guides us to writing as “clean” an offer as possible. We strive to create a win-win for both buyer and seller.

🏡 Time to open escrow.

There is NO question that markets like these can be tough on buyers.

Recently we’ve had several buyers reach out to us directly as listing agents. They were trying to circumvent using their current buyer’s agent thinking that I we would help them secure a contract if we “double end” the sale.

Let us make this clear. We don’t work that way. We respect agency relationships. Period. We haven’t built the network of agents we have by poaching clients.

If you’re a frustrated buyer. We get it. Please don’t rush to judgment about your agent. Many of the agents and buyers are doing EVERYTHING right. There can only be one buyer for each property.

If you’re a buyer’s agent and haven’t successfully secured a property for your buyers, make sure you’re doing the things you need to do to have any advantage you can.

Be patient.
Keep the faith.

Real estate was deemed essential at the beginning of the pandemic, but it didn’t come without some changes to the way we do business.

One example of change is the distribution of property brochures on the yard signs. Even though we may still see others using them, they aren’t technically allowed.

One workaround we implemented is using a QR code in the box that links directly to a virtual tour.

There have been some changes to our local MLS rule regarding “Coming Soon” listings. We’ve had a few questions so it seemed timely to explain it a little bit.

Especially during times of low inventory, multiple showings and multiple offers, a coming soon listing accomplishes a few things that benefit both buyers and sellers.

For buyers and their agents, the coming soon status is an opportunity to schedule their showing and time to submit the forms necessary prior to showing. (These are newer forms used during the pandemic.)

For the seller and listing agent, it accomplishes a few things.
•it gives time to schedule showings and space them reasonably (again because of the pandemic.)
•it minimizes the time the seller is out of their home (in this market it’s mostly an entire weekend.)
•the listing agent can gauge which local agents are proactively searching for buyers (rather than waiting for them to go active.)
•the seller has time to do any final prep.
