**LIFE ALERT**

I think people who know me know my loyalty... Loyalty towards family, friends, my neighborhood/city, and of course my work life.

The last almost 13 years have been the majority of my working adulthood. When I first joined Coldwell Banker La Jolla, I was barely 30, been in the industry for only a year and a half and truly had no idea what I was doing. I was nervous, really intimidated and honestly doubted myself a tad, but it was the culture, the vibe, and the amazing people in the CB La Jolla office that were just so inspiring and incredible to be surrounded by. Losing my father in my mid 20’s was so brutal, but I had the most amazing manager (father figure) to look up to for business but especially for personal growth. It was so heart warming. Throughout the years at CB La Jolla, my colleagues turned into my friends and eventually became my family. We definitely shared some great times together (and will continue to 😘) in and out of our office.

But with time comes growth and with the ever changing real estate industry it was time for me to take a leap of faith , take a big risk and switch to a new brokerage.

I ❤️ Coldwell Banker, have only great things to say about the company, but this exciting new opportunity was too good to pass up. It was the "what if" that got me. That "what if" was keeping me up at night. I did not want to look back in a couple years and wonder..."what if". I was trying to find a reason to NOT do this, but I really could not find one. My good friend and mentor said "David, doit! What is the worst that could happen? No one is going to die!" And she is correct, so here we are!

Who knows what the future holds at this new brokerage, but what I can promise you is that you will get the same great service, amazing "dad" jokes, and love & support from a real estate professional who cares for your best interest. Always in all ways!

**WE HAD A CLOSING LAST WEEK**

I met these sellers back in 2020 when they called me about this same exact listing I had back then. We vibed well over the phone, and even better in person at the condo when I was showing it to them.

They were in the market for a space for their single daughter who was attending UCSD at the time and this condo was the perfect fit.

Fast forward four years later and I get a phone call from my buyers to sell the condo. Their daughter is out of school and happily married now ❤️ and her and her husband need more space. It just felt so good to have these people call me and ask for my services to sell thier condo! I love love love loyalty, seems to be a dying trait these days 🤷🏻‍♂️!

Showings were going to be tough with them working from home and with a dog while packing to move into their new house. We cleaned and moved things around for the pictures and video and shortly after popped it on the mls as a coming soon for a few days to drum up some attention.

Once we went from coming soon to active we had a flurry of showings, generated multiple offers and accepted a full price offer with a 14 day escrow. We went from active to closed in just a short 17 days!!!

These savvy sellers bought their daughter a place instead of having her rent and in less than four years walked away with over a six figure profit!

That’s what real estate does for people. Gives you some financial freedom and ultimately leads to retirement. As I always say… “REAL ESTATE = RETIREMENT”!

**WE HAD A CLOSING EARLIER THIS WEEK**

I met this buyer 18+ years ago through the wonderful world of the Philadelphia Eagles 💚💚🦅🦅 (RIP Plum Crazy) and have developed a super close friendship and bond that should survive a lifetime 😊.

This was not this buyers first rodeo…she bought her first pad years and years ago. Funny story, we kept looking for a nice 1 bedroom/1 bath around the North Park/University Heights area and everything we looked at, she would compare to where she was currently living and I kept saying your place is not for sale, so it’s tough when you keep comparing everything to your current “rental”. Well, fast forward a few days later and I get a call from a colleague of mine I know well and asked if the tenant would want to buy the place where she was living 😂😂😂, which was a resounding answer of YES! So it all worked out in the end for everyone.

Fast forward to a few months ago where my good friend let me know she was ready to move up to a larger place, a 2 bedroom/2 bathroom without having to sell her original place (now will be making a nice profit per month to help pay off her first mortgage while taking the profits to help pay down her now second mortgage 💁🏻‍♂️🙌🏻🙌🏻🙌🏻). We met formulated a plan and went for it while other buyers were sitting on the bench waiting for rates to drop.

We were looking in Normal Heights, North Park area, but I just had a good feeling about her personality/lifestyle and the Golden Hill neighborhood. Well, when this 2 bed 2 bath condo in Golden Hill, in one of my favorite complexes in 92102 came on the market, I called my buyer to let her know about it. She was out of town, so we FaceTimed (technology 🙌🏻), she liked it and we submitted an offer. Everything I had to say, my buyer listened and after a multiple counter situation (only 3 offers total) my buyer got the place!!!

Then she got home, and she saw the condo for the FIRST time during the inspection and albeit felt super overwhelmed, was super happy with her decision and future new home 💁🏻‍♂️🏡. Just 21 days later, after one of the smoothest escrows I’ve ever experienced (thank you everyone involved 🙏🏻) we closed and now my close friend has begun the exciting journey of her Real Estate Empire!

Thank you to my fellow birds fan 💚💚🦅🦅 Steve Wiley for doing as you said and securing her loan. And congratulations to my buyer for moving on up the real estate ladder while keeping your original purchase! As I always say people REAL ESTATE = RETIREMENT!!!

**WE HAD A CLOSING EARLIER THIS WEEK**

I met this buyer years and years and years ago when she rented a condo I had listed in my building. She was a law school student and wanted to be close to Thomas Jefferson School of Law (was across the street at the time). After living there a couple years and graduating from law school, she was ready to study and take her bar exam. After her roommate moved out, she couldn’t afford to live in that space alone, didn’t want to move and needed a quiet space/area to study in. The owners were out of the country for another month or so, so our little secret 🤫 (and now y’all know it 😂) I let her stay in the condo for FREE that month so she could study and hopefully pass the bar. Well… she studied hard that month, enjoyed the peacefulness and passed the bar 👩🏻‍🎓!

She said to me “I will never forget what you did for me and will pay it back to you my friend”. After getting settled with her first job, she reached out to me and we successfully got her into a gorgeous elevated 1 bedroom/1 bath in the East Village!

Fast forward to end of last year where she reached out and said I’m ready to begin my real estate empire, let’s get another condo downtown. This time a larger space… a 2 bedroom/2 bath. We met, formulated a plan and set sailed for another pad. Just a short time after right after new years, I sent her (from what I thought) was a perfect larger condo for her located directly across the street from her current condo 😂. She saw, she loved, we wrote…

Just 25 days later, with a good amount of ups and downs during escrow, my buyer has closed on her second place and is already talking about her next purchase 🙏🏻🙌🏻.

Congrats V, your crushed it just like you’re crushing life! Stoked to hang in your gorgeous corner unit condo in one of my favorite buildings in all of downtown!

**WE HAD A CLOSING A WEEK AGO**

Wow…where to begin with this escrow… 🤯

I met my seller 10+ years ago when he bought his condo in the same building I live. We became friends, hung out here and there and when the Navy moved him to the East Coast maybe 5/6 years ago, I helped rent his place out to various tenants throughout the years. A friendship and business relationship was formed.

Fast forward to a few months ago, all of a sudden I was competing with opendoor, Redfin and Zillow for their ibuyer programs 🙄 for this listing. Each website over promised him a price and when push came to shove undervalued their offer.

Insert myself again 🕺🏻! I was open, I was honest and I reminded my seller that no other agent has sold more in our building and that I am fully invested in him getting top dollar because of course the more his place sells for, the more my place is worth 🎯!

6 days on the market, multiple offers all above asking price later, we entered escrow $60,000+ above ask!

Now for the fun…all was good, until all was not good. Started a few days before we were set to close. To make such a long, upsetting story short, buyers loan was not going to go through because for some reason they did not lock in their rate (which we all know rates have been pretty volatile lately!) and the buyers payment ballooned up to where it was no longer affordable 🙄😬.

After a long call with my lender, buyers new lender and buyers agent we all agreed to proceed together and work hard as one to close this deal and get it done.

Through a lender who couldn’t do what he promised he could do, a very very difficult buyer (from what everyone and their mother told me) we were able to close this condo! Yes, 30 days late…yes concessions on our side were made. But we did it! My seller got top dollar and we closed $67,000 higher than the previous 1 🛏/ 1 🛁 sale in the building!

Huge THANK YOU to my amazing seller who through all my hard to make/difficult phone calls, listened to my guidance even though sometimes was not a happy camper about it.

This experience was a great educational value add for myself and my business. But again, we did it 🕺🏻🙌🏻!

**WE HAD A CLOSING YESTERDAY**

I was referred this client by another Coldwell Banker agent up in Beverly Hills. His manager asked my manager who the go to downtown San Diego CB agent was and my name came up immediately (feels good to be recognized 😊)

The BH agent and I had a brief conversation about the seller and then I emailed the seller (his favorite way of communicating) and he signed the listing agreement just 5mins later.

A couple days went by and my seller drove from his home in Palm Springs to his downtown co so where we met, he gave me keys and I told him the strategy to get top dollar for his place.

He bought it in 2020, fully furnished in the beginning of Covid so he can come down and visit his family when he wanted to. Well, he really did not use the space as much as he thought, and with the way the market is wanted to sell it asap (fully furnished as well)!

Well, after pictures, videos, 3D matterport, website, fliers, etc we went live. Literally, an hour after we went live I get a call from an agent who had a client who lives in the building and wanted another investment property in the same building.

Less than 48 hours later, $15k above ask with an all cash offer we were in escrow. And just 21 days later…here we are closed!

In just 2 years my seller sold his condo for over $100,000 (35+%) more than he purchased it for (this is a studio that sold for $410,000 now)!!! I can feel his email through his emails!

**WE HAD A CLOSING EARLIER THIS WEEK**

I was introduced to these buyers from a great lender and good buddy of mine Steve Wiley.

These two are young, from Chicago (GO PHILS ⚾️) and about to get married! Living in Pacific Beach they wanted to stay close to the water and sand for their 1st home purchase.

We met for drinks and foods and developed a plan of attack… Rates were lower than now, inventory was lower than now and we had a pretty healthy budget to find at least a two bedroom somewhere close to the Pacific.

We looked at condos all over from PB to Bay Park, to University/Normal Heights and Point Loma.

We wrote a healthy amount of offers that were met with disappointment, but we kept moving forward and plugging away until this beauty popped up in the same neighborhood we missed out on and directly across the street from great friends of mine.

I made sure to communicate with the seller, let her know we will be great and easy to work with and the buyers will love and care for the home the way the previous owners did (lived there 21 years…both named Karen 🤷🏻‍♂️😂)

And here we are just 25 days later, my buyers, now friends landed on a place within a mile and a half from the ocean, large outdoor patio and beautiful wood vaulted ceilings. They’re are stoked and I am stoked for them!

Congrats you two! We shall celebrate soon when your schedule allows and looking forward to a many get togethers in your new home! My friends should be very happy with the addition of you both to the street!
