April and May were big months for us in our business as we closed another $9 million in sales from eleven transactions, closing a total of over $22 million since early March. 🎉 After a three-month dry spell of closing no deals from December through February, we are feeling all the more grateful after the reminder that business flows in waves in this business. 🙏🏼

We’re no stranger to the fact that buying a home and making your first offer can feel reallyyy overwhelming, confusing, and stressful - When I bought my first house right out of college, it was hard to know what to do, and the weak agent I was working with totally misguided me and didn’t provide much insight on what to expect through the process…. and that experience was ultimately what led us to start our business a few years later.

We missed out on the home with their first offer, because their budget was maxed out a bit below the asking price, but we kept in touch with the listing agent feeling hopeful. 🤞🏼🙏🏼 When things started to go south with the buyer in hand, we were first in line as a backup! 🎉 We were able to convince the sellers to entertain our offer ($23,000 less than the other they’d had under contract) with our fast timelines and promise of a quick closing.

We were so excited for the opportunity to work with this awesome couple again as they continue to build their real estate portfolio. After helping them to purchase their first home a few years ago, we were stoked when they reached out to us at the start of 2024 to begin the search for their next project and investment, a 2-unit property where they could live in one unit and rent out the other, all while updating the property and building equity. This is commonly referred to as “house hacking” and it’s one of the best ways to build wealth in real estate.
We toured a number of properties with some needing a substantial amount of work or not being in the best neighborhoods. We even wrote a few strong offers that we got beat out on in this aggressive market. It was all meant to be though when we saw the perfect property hit the market in Talmadge. An original three bedroom home with a second studio unit and a large detached garage with alley access that is prime to be converted to an ADU. It was exactly what they had been looking for and we knew we had to get it for them. Luckily, we had worked with the listing agent before and they knew our reputation in the industry. Despite not being the highest offer and being up against many other buyers, we were able to get our buyer’s offer accepted! Huge shout out to the listing agent, Huda Helton, and her team for going to bat for us and giving our buyers the chance.
A couple short weeks later and we were handing off the keys to Danny and Jacinda who got to work on the project the very next day. Congratulations Danny and Jacinda, can’t wait to see what you do with this one! 🛠️🤓🏡
After a three month dry spell in our business, things finally popped for us, and we closed $11.9 million of sales in March setting the record for the biggest month of business we’ve ever had! 🎉 We are so grateful to each and every client that trusted us to help them through the home buying or selling process. 🙏🏼
Looking back on the month, I am really proud of what we accomplished on behalf of our clients. Each deal almost felt like a personal win, and despite facing many roadblocks (it’s real estate after all 😅), there were highlights to every deal that made it a very fun and exciting month.
✅ For sellers, we consistently negotiated record-breaking price points for the area, focusing on terms like waived appraisals to ensure those prices stuck. We were able to secure the ideal terms for our seller’s needs, especially if they were moving to the next home with the sale and needed terms like a rent back. We also focused on partnering with the right buyers agents, guiding our sellers to know the strengths/weaknesses of each agent/buyer/offer combo, and I’m proud of the fact that on all our listings, we didn’t have one buyer fall out of escrow.
✅ On the purchasing side, we supported buyers in getting their offers accepted, and in four separate scenarios were given the feedback by the listing agent that our buyer’s offer was accepted because of our reputation! In three of the situations, there were offers higher in price than our buyers, which was truly the cherry on top of the acceptance! We also negotiated a number of different repairs and got some amazing repair credits despite it being a sellers market. We were stoked to see so many of our buyers beat out the competition this month!
