🕰️ The Timeline of a San Francisco Home 🏡 … From the Spring Valley Water Tap Records to the (pre-MLS) SF Real Estate Circular!

🌁 Our city is truly a treasure trove of history, and I'm excited to share a special story I recently uncovered. While preparing a home for the market, my client shared that their great-grandfather purchased the charming Noe Valley property in 1888. Through research at the Public Library I found the handwritten record with my client’s great grandfather’s name.

🖼️ Before I became a Realtor I sold fine art, and I learned quickly that the story often holds more value than the physical object itself. When showing artwork I would remove the art from the wall and take the client to a presentation room where I shared the biography of the artist, the cultural/social/political values of the particular period, and the various interpretations of the art. I saw first hand that often it was the story that created the emotional draw to the artwork and my collectors in turn found enjoyment in sharing the history of their collection with their family and friends.

I apply this same approach to my listings. Gathering as much information from family members who have treasured their family home and a trip to the SF History Center at the Public Library can fill in the timeline of the home and surrounding area. Pre-MLS, the San Francisco Real Estate Circular listed land and property for sale and in order to find out the year a home was built (especially if it was before the 1906 earthquake) you can search the Spring Valley Water Tap Records to find out the date a water connection was first made for a structure. 💦🚿🏠

Two key changes that go into effect nationwide TODAY simplified:

1 :: Every buyer represented by a NAR-affiliated agent is now required to sign a Buyer Representation Agreement formalizing the relationship between the buyer and broker before touring properties.

2 :: Buyer’s agent compensation can no longer be advertised on the MLS. Compensation has to be advertised, offered, and negotiated outside of the MLS. This can be done through phone, email, or in-person conversations with the listing agent and your buyer's agent will find out if buyer concessions are being offered by the seller.
