After nearly two years of stagnation due to increasing interest rates, buyers came back with a fury this spring! From off market deals to multiple offers after first open houses, we were able to help our sellers capitalize on the rejuvenation in the market. It did not last long, however, as the hope of decreasing interest rates quickly fizzled and the market (at least certain segments of it) started to cool again. Then we switched gears and were able to get some of our buyers in at great prices!

But there is more to the story... When we say that real estate is hyper localized, we do not mean county by county, city by city. Every neighborhood, property type and price point is a different market, especially in a highly volatile market, like we've experienced in the last year and a half since rates started to increase. That's why it's crucial to have a realtor that knows all the nuances. While the entire market has cooled, the last month saw a surge in competition for single family homes in Districts 5 and 6 in the $2.5-4.5m range. These cash buyers are not affected by the rates and in this segment, we are seeing the 'let's get in before the end of the year' competition that is typical as we approach the holidays. Our buyers missed a few as well before this one, but were finally triumphant!!

That's less than 4%. Of those 12, we represented the buyer in 2 of them or 17%, (the only agents to represent more than 1 of these relatively bargain priced sales). Rarely do buyers get a "deal" in San Francisco, but when those rare moments come, we will make sure our clients benefit!
