Neighborhood Highlight⛅️

Wow this rain is wild! After it dries up a bit, we want to get hiking again and thought we would share a fav hike of ours.

Cerro San Luis Obispo (aka Madonna mountain) is a great spot to hike in SLO in the Spring! Although there is a large trail network on the mountain to wander about, there is a 3.9 mile out and back trail that leads directly to the peak, ending with 360 degree panoramic views of SLO! Park in the Marsh Street Parking Lot off of Fernandez Lane. Hike this trail ASAP to see highlighter green hills, blooming wildflowers, and meandering streams.

This trail is considered moderately challenging and takes about 2 hours to complete. We recommend wearing sturdy hiking boots since recent storms have caused some muddy and uneven terrain. Dogs are welcome.

Happy Friday! We love our community parks in SLO County and are happy to share that a new park is estimated to be completed in SLO Mid-2023, located at 533 Chorro St (by Lincoln Deli). This will be such a fun and much needed addition to this area of town. We love a good park to take the kiddos to. Here is your January 2023 market snapshot for the Central Coast:

We have hit the ground running this month with a number of buyers and sellers coming out of the woodwork after the holidays. Last year we saw high highs in the spring and then a drop in sales volume when interest rates started to trend upward and many buyers and sellers took a wait and see approach. Note average home prices have only come down by about 5% in most areas. While we don't have a crystal ball, there are a few factors that are encouraging for those folks that would like to buy or sell real estate in 2023.

The founder of Compass, Robert Reffkin, touched on some important information in a CNBC interview, regarding where the real estate market is sitting currently. He even went as far as to say that the numbers are showing that we seem to have hit the "housing bottom". What do you think?

- 25% increase in weekly mortgage applications
- Mortgage rates continue to move down to a 4 month low
- Increase in buyer interest, open house traffic, and offers
- In Q4 of 2022, 42% of sellers gave concessions to buyers at closing, a 10 year high!
- Home builder sentiment grew for the first time in a year
- Pending closings in most markets are flat over a years span
