What does the $2 Billion NAR Lawsuit Mean for Buying or Selling in the Bay Area? While the full effect remains to be seen and the ruling will certainly be appealed, one thing you can most certainly expect is to have more discussions about commissions with your agent at the onset of buying and selling properties.

If you're weighing your options to sell your home or rent it instead, you're not alone. This is an especially pertinent question when home prices appear to be softening.
Here are six questions to consider if you're weighing whether to rent or sell your home.
1. What are rental prices in your area?
Does it make sense to rent your house? Depending on location and your mortgage, rental prices can easily cover your costs.
2. Do you need equity from your current home?
Do you need the money from a sell for a down payment on a new house? If you have enough equity in your current home, it may make more sense to sell it, instead of renting it. If you're able to afford the down payment on your new home without selling your current one, then renting it makes sense.
3. What is the market like?
If the market is slow, it may make more sense to rent the house until housing prices rise again. Also consider rental properties have more wear and tear, which may mean spending more to prepare it to show and sell later.
4. Might you live in the house again?
Are you upgrading to a larger home, or temporarily relocating? Is it possible you may need or want to move back in a few years? Having a tenant allows you to earn income, build equity, and have a place to return to.
5. Do you want to be a landlord?
To rent a property, you need to market the property, vet tenants, collect rent, and arrange for repairs and maintenance. You will either need to be local and maintain these responsibilities, or hire a property management company. Consider if the rental income can cover those costs.
6. How will selling impact your taxes?
If you sell your home for a profit, you could incur capital gains taxes but may be able to exclude up to $250,000 of capital gains (or up to $500,000 for married couples) from your taxes if the home was your primary residence for at least two out of the last five years.

It's disheartening when you see mortgage rates above 7%. It really impacts buying power.
We have seen a slowdown in homebuyer activity, but prices are still holding very firm. Based on this rationale and the amount of buyer activity we're seeing in the market, home prices should've dropped 30% right? Well, it just hasn't happened. This leads us to believe that the market is really going to heat up once rates start to improve, likely towards the end of next Summer.
