Effective March 1, 2024, through February 28, 2025, San Francisco’s annual allowable rent increase is 1.7%. Landlords must now receive a rent increase “license” before imposing annual allowable increases; such license are obtained through the SF Rent Board by registering and reporting their property’s rents via the Housing Inventory portal.

California passed AB 2234.
As of January 1, 2024, local jurisdictions are required to publish on their websites a complete set of approved and completed post-entitlement phase permits for various housing types such as accessory dwelling units (ADUs), duplexes, multifamily units, mixed-use, and townhomes.
To comply with AB 2234, jurisdictions are selecting their best examples of approved real-world applications to post on their website. This new requirement will make it easier to secure permitting, especially when you work with an experienced design/build team.
AB 2234 also includes other requirements to make permitting simpler and faster:
Mandatory Review Timelines: The bill sets specific time limits for the review of building permits based on the size of the development project. For projects with 25 units or fewer, building departments have 30 business days to review a building permit and return a comprehensive request for revisions upon receiving a completed application. For projects with more than 26 units, the time frame extends to 60 business days.
Online Permitting Requirements: All local agencies with 75,000 or more residents and all local agencies located in a county with 1.1 million or more residents must provide an option for online permit applications by January 1, 2024. Smaller jurisdictions have until January 1, 2028, to comply with this requirement.
Appeal Process: The bill also outlines time limits for the resolution of appeals regarding noncompliance determinations, with different timelines for projects based on their unit count.
Consequences for Non-Compliance: Failure to adhere to the time limits set by AB 2234 constitutes a violation of the Housing Accountability Act, which can result in legal action against the local agency.
AB 2234 is an integral part of California's ongoing legislative efforts to address its housing crisis by making the permitting process more predictable and efficient.
