Just broke above 300 concurrently active listings in SCV for the first time in over a year.

The total number of concurrently available homes for sale in the SCV area just broke above 250 for the first time in 7 months, only 3 weeks after breaching 200. Is this the result of Sellers dogpiling into the market to take advantage of record prices and Summer Selling Season, or Buyer demand finally waning?

Looking at total weekly new listings, we do see a slight upward trend over the last 2 months, with this week having seen approximately 20% more listings than 8 weeks ago. However, the average number of weekly active listings during that same period has jumped over 51%. Put simply, the average number of homes for sale at any given time is growing at a rate that exceeds the growth in new listings hitting the market each week.

This is still early, and may yet be a 'blip,' but it is starting to looks pretty decidedly as though buyer demand has started to ease. Though as any currently searching homebuyer can likely attest to, it still is far from a Buyers' Market.

As I'm fond of saying, my crystal ball is still in the shop, but if I had to make a guess, it would be that this trend, coupled with many pending events that are almost certain to lead to surges in inventory hitting the market, means we are approaching a plateau or even a reversal in the market.

If you are a Buyer, it's likely getting exceedingly financially risky to be paying over the appraised value on a home (to be fair, it always has been). If you are on the fence about selling, you are likely running out of time to achieve the impossibly good terms and prices you've been hearing about.

As of this morning we have over 200 active listings in SCV (including Castaic/Val Verde) for the first time since December, having hit a record low of 124 in March. The rate of new listings hitting the market has been pretty consistent over the last few months, so the growth in active homes for sale may be an early sign of buyer demand easing.

Or it could just be a blip as Sellers continue jumping in trying to capitalize on the market while Buyers have slowed a bit leading into the traditional summer selling season. In any case, 200 listings is still remarkably low inventory, and we will need considerably more homes for sale to balance out this incredibly lopsided Seller's market.

This summer will be an interesting one.
